Recently, companies have been shifting their location strategies. The key criteria are no longer simply whether a site is "within Seoul," but rather how quickly it connects to Seoul and how well it is equipped with logistics and transportation infrastructure.
Amid this trend, certain areas are rapidly emerging. One such area is Gurigalmae, with "Hyundai Terra Tower Gurigalmae" at its center.
First, Gurigalmae, where Hyundai Terra Tower Gurigalmae is being developed, is drawing particular attention due to the opening of a new expressway. The Anseong-Guri section of the Sejong-Pocheon Expressway (also known as the Second Gyeongbu Line), which opened at the end of last year, quickly connects the southeastern part of the Seoul metropolitan area with the northeastern part of Seoul, helping to disperse traffic from the existing Gyeongbu and Jungbu expressways.
With the opening of this section, travel time from Anseong to Guri has been reduced from 88 minutes to 39 minutes, cutting the duration by more than half. This has brought about tangible changes in logistics efficiency for companies.
In particular, Hyundai Terra Tower Gurigalmae is located very close to both the Galmae IC and Toegyewon IC on the Sejong-Pocheon Expressway, making highway access extremely convenient. The ease and speed of entering and exiting the expressway offer significant advantages not only for the transportation of materials and products, but also for visits from external clients and partners, as well as for the operation of courier and logistics vehicles.
The transportation infrastructure in Gurigalmae extends beyond just the expressway. Galmae Station and Byeollae Station on the Gyeongchun Line, as well as Sinnae Station in Jungnang-gu, Seoul, are all just one stop away, providing excellent accessibility. Furthermore, with the planned extension of Subway Line 8 and the proposed GTX-B line stop, Gurigalmae is being transformed into a comprehensive transportation hub for both rail and road, raising expectations for the future even higher.
In addition to its location, the product competitiveness is also noteworthy. Hyundai Terra Tower Gurigalmae is being developed as a complex knowledge industry center with two basement levels and ten above-ground floors, offering a total floor area of approximately 100,000 square meters. It features a variety of layouts tailored to corporate needs, including live office, drive-in, and business types.
Additionally, the complex will include a commercial facility called "Romstreet," and a large health check-up center is being established nearby. These features enhance both convenience and prestige across all aspects of the business environment, from employee welfare to customer service.
A local real estate expert commented, "Recently, there has been a steady stream of inquiries from companies looking to move in, and many companies are already in the process of moving, with a full sell-out imminent. The area is already quite active with a high floating population," adding, "It is rare to find a location that combines proximity to interchanges, favorable transportation developments, and a complex design, so both companies and investors continue to show strong interest."
Meanwhile, Hyundai Terra Tower Gurigalmae is currently in the process of occupancy, and detailed information on moving in and purchasing units can be obtained at the sales promotion center on the first floor of the complex.
