Samsung C&T Proposes Largest Community Facilities and Parking Spaces for Gaepo Woosung 7th Complex

On July 14, Samsung C&T announced that it has proposed an innovative underground space design for Gaepo Woosung 7th Complex, aiming to create high-end community facilities and parking spaces.

Samsung C&T has proposed a four-story underground atrium community space with a height of 22 meters for Gaepo Woosung 7th Complex. The atrium, designed in the form of a wide-open courtyard and inspired by crystals, allows natural light to reach down to the fourth basement level.


The community facility area is the largest in Gaepo, offering 3.8 pyeong (total 4,226 pyeong) per household. This is twice the size of the average community space per household in newly built apartment complexes in the Gangnam area, which is about 2 pyeong. Including individual underground storage spaces, each household will have access to 5.3 pyeong of space.


The four underground levels centered around the atrium will feature 'Club Raemian,' a large-scale community space divided into four zones: Life, Activity, Edu, and Culture. Club Raemian will be equipped with a wide range of popular facilities, including Bright Aquapark, Nature Fitness, Green Golf Club, a multipurpose gymnasium, running track, and restaurants, providing residents with a comfortable leisure environment throughout all seasons.

The sky community 'Dual Peak Lounge' will include private fitness facilities, a spa-style guest house, and a sky terrace lounge. Each building will also feature 'Within Learning Lab' for individual or group study, and 'Within Cinema,' a private movie theater.


A total of 55 different programs will be offered. The community programs are designed for all age groups and include a Kids Library, Creative Studio, Sky Pilates, private reading rooms, and Aqua Therapy.

The innovative underground space design has also enhanced the efficiency and convenience of the underground parking area. The complex will offer the largest number of parking spaces in Gaepo, with 2.21 spaces per household. An 'Expressway' will enable vehicles to descend directly from the parking entrance to the fourth basement level, dramatically improving the traditional circulation that required moving down one floor at a time. In addition, Raemian's advanced AI-powered parking system will guide residents to the parking zones closest to their residential building or their preferred parking area.


Kim Myungseok, Head of the Housing Business Division (Vice President) at Samsung C&T, stated, "The underground design of Gaepo Woosung 7th Complex is on a completely different level from conventional multi-family housing. These community facilities and parking areas are not simply hidden spaces, but represent the beginning of a new future for underground spaces and will change the paradigm of living."


Gaepo Woosung 7th Complex was originally completed in December 1987 and consists of 15 buildings with a maximum of 14 floors and 802 households. After reconstruction, it will be transformed into a complex with up to 35 floors and 1,122 households. With a low floor area ratio of 157%, it is considered a highly profitable and desirable project. The construction cost proposed by the association is 8.8 million won per pyeong (3.3 square meters), with a total construction cost of 677.8 billion won. Samsung C&T and Daewoo E&C are competing for the contract, and the general meeting to select the contractor will be held on August 23.
