Redevelopment Zone Designated for Daebang Station Area After 16 Years
Station-Area Long-Term Lease Apartments, Floor Area Ratio Raised to 453%
The area around 1358 Singil-dong, in the Bamdongsan neighborhood near Daebang Station in Yeongdeungpo District, Seoul, has been designated as an urban maintenance-type redevelopment zone and will be transformed into an apartment complex with 654 units in a 43-story building.

The urban maintenance-type redevelopment project aims to create a pleasant residential environment in areas with insufficient infrastructure and poor living conditions by supplying multi-family housing, including public rental housing and long-term lease apartments near subway stations.
Bamdongsan is a name that originated from the abundance of chestnut trees in the past. The area offers good access to public transportation, including Subway Lines 1 and 9 and the Sillim Line. However, it consists of apartments and low-rise, aging houses under five stories that are over 50 years old. The area also lacks infrastructure, and the pedestrian environment is very poor, with pedestrians, buses, taxis, and subway users all sharing the roads, making urgent redevelopment necessary.
This area was first designated as the 'Singil Bamdongsan Area Housing Redevelopment Planned Zone' in 2009, but the designation was lifted in 2014 after more than 30% of landowners requested its cancellation.
Since then, various development methods such as local housing cooperatives and public redevelopment were considered over several years. However, disagreements among residents regarding the development method and zoning delayed the project, ultimately leading to the separation of some zones for independent redevelopment.
The redevelopment zone is classified as a Type 2 General Residential Area, with a basic floor area ratio of 190%. However, under the 'Guidelines for the Construction and Operation of Long-term Lease Apartments near Subway Stations,' the legal maximum floor area ratio of 453.07% will be applied, allowing for a high-rise residential complex with 43 floors and a total of 654 units, including 201 long-term lease apartments near the station. In addition, a pedestrian walkway and taxi stand connecting to Daebang Station will be built, and commercial facilities will be arranged to help revitalize the surrounding streets.
The district office expects that the designation of this redevelopment zone will not only improve the environment of aging residential areas but also expand long-term lease apartments to stabilize housing for ordinary citizens, while laying the groundwork for future development in neighboring areas.
In addition, the district is also working on establishing a redevelopment plan for the 'Yeouidaebang Station Area' north of Daebang Station. Plans are in place to gather resident opinions and encourage participation so that other undeveloped areas nearby can also be linked to urban maintenance-type redevelopment projects centered around subway stations.
Choi Hokwon, Mayor of Yeongdeungpo District, stated, "The designation of this redevelopment zone marks the official first step in the long-delayed redevelopment project for the Daebang Station Bamdongsan area," adding, "We will continue to mobilize all administrative resources to minimize the burden on residents and do our best to promote balanced redevelopment in Yeongdeungpo District."
