Public Viewing Period and Resident Feedback Open Until July 10
Transit-Oriented Development Including 35-Story Apartment Buildings
Gwangjin-gu, Seoul has designated the area around 29-5 Junggok-dong near Junggok Station (approximately 17,821.5 square meters) as a planned district for an urban public housing complex project. From June 26 to July 10, the district will conduct a public viewing and gather resident feedback.
This project is a public-led development initiated by the Ministry of Land, Infrastructure and Transport. It aims to improve the residential environment of aging housing areas and expand housing supply. The project offers benefits such as changes in land use zoning and increased floor area ratios in areas where urban development is challenging, enabling swift project implementation.
From January 24 to March 24, a two-month survey was conducted to gauge owners’ willingness to participate, and the approval rate exceeded 50%. As a result, in accordance with the Special Act on Public Housing, the area was designated as a planned district simultaneously with the public notice. The project area will be upgraded from a Type 2 General Residential Zone to a Semi-Residential Zone, and the floor area ratio will be increased to up to 500%, allowing for the construction of apartment buildings up to 35 stories high.
During the current public viewing period, resident opinions will be collected. If, within one year from the date of the announcement, at least two-thirds of residents and more than half of the land area receive consent, the area will be officially designated as a complex district following deliberation by the Central Urban Planning Committee.
Gwangjin-gu is accelerating urban development by designating the Junggok area as a specialized hub for health and medical services in its ‘2040 Gwangjin Re-Creation Plan’ announced last year, and by promoting low-rise residential development and high-density mixed-use development near transit stations. The complex development of the Junggok-dong parking lot site and the Hwayang substation site is also underway, and the Junggok Station urban public housing complex project is expected to further accelerate the development of the Junggok-dong area.
Kim Kyungho, Mayor of Gwangjin-gu, stated, “This urban public housing complex project is not merely about supplying housing, but serves as a core pillar of Gwangjin’s re-creation by achieving balanced development in the Junggok area. Through systematic development of Junggok-dong, we will address urban imbalances and create a sustainable urban space that integrates health and medical services, residential, commercial, and transportation functions.”
