Yongsan District Moves Forward with Reconstruction of Seobinggo Shindongah Apartment into 49-Story Complex

Request Submitted to Seoul Urban Planning Committee for Review

Yongsan District in Seoul announced on June 23 that it officially requested the Seoul Metropolitan Government to submit the 'Maintenance Area and Maintenance Plan Decision (Amendment) (Draft)' for the reconstruction of Seobinggo Shindongah Apartment to the Urban Planning Committee for review on June 18.

Completed in 1984, Seobinggo Shindongah Apartment is located in an area of geographical and scenic importance, where the Hangang riverside axis meets Seoul's north-south green axis. However, due to its uniform apartment layout and disconnection from the surrounding area caused by the railway and Gangbyeonbuk-ro, the spatial potential of the neighborhood has not been fully realized.


In response, Yongsan District, together with the Seoul Metropolitan Government, established the basic direction and guidelines for the maintenance plan through a total of 13 rounds of rapid integrated planning consultations and 3 rounds of resident participation meetings. After completing all necessary procedures, including public viewing for residents and collecting opinions from the district council, the district has now requested final review by the Seoul Urban Planning Committee.


According to the current maintenance plan, Seobinggo Shindongah Apartment will be reconstructed into a large-scale complex with up to 49 floors and a total of 1,903 units, following subsequent procedures such as project implementation approval. Of these, 257 units will be designated as public housing. Through specialized design that takes into account the Hangang riverside landscape, the area will be transformed into a 'landscape-specialized complex' representing Seoul.


Park Heeyoung, head of Yongsan District, stated, "As Seobinggo Shindongah Apartment is a key hub of Yongsan, we look forward to its transformation into a landscape-specialized complex that harmonizes with the Hangang River through this reconstruction." Park added, "We will continue to provide administrative support at the district level to ensure swift and systematic progress of the project."
