Seoul Approves Integrated Review for Redevelopment Project
Exhibition Facility Linked to Insadong to Be Donated
Observation Space to Open on Top Floor
A 32-story mixed-use office complex will be built in Gongpyeong District 3, located between Jonggak Station on Line 1 and Insadong.
On the 20th, Seoul City announced that the 5th Integrated Review Committee for Redevelopment Projects had approved the integrated review (covering architecture, landscape, transportation, and fire safety) for the "Gongpyeong District 3 Urban Redevelopment Project" in the area of 1 Gongpyeong-dong, Jongno-gu.
Gongpyeong District 3 has been pursuing a second round of redevelopment to improve its outdated office environment, 38 years after the initial redevelopment project was completed in 1986. The revision of the redevelopment plan was completed in November last year.
According to the redevelopment plan, a mixed-use development will be built, consisting of office facilities, neighborhood living facilities, and exhibition spaces, ranging from seven basement levels to 32 above-ground floors. Together with Centropolis and Districts 15 and 16, which are scheduled for completion in 2026, the urban office function of the Gongpyeong-dong area is expected to be further strengthened.
An observation space with views overlooking the city will be created and opened to the public on the top floor. The three-story exhibition facility will be donated to the city. Through exhibitions linked to cultural and artistic figures in the Insadong cultural district, support for local young artists, and the operation of cultural and arts programs, the plan aims to provide local residents and visitors with a variety of art and cultural experiences.
Open green spaces will be created on the north and south sides of the site, covering 46.38% of the total land area, to extend the old Gongpyeong-dong road that was cut off by Centropolis to the west. The landscape plaza will be created by combining the land secured during the Centropolis development with the remaining land in District 3. By connecting the green spaces and landscape plaza with Gongpyeong Park to the east, the project will provide continuous green and pedestrian spaces within the city center.
Gongpyeong District 3 is scheduled to begin construction in the second half of 2026, following approval of the implementation plan.
Seoul City stated, "We expect the introduction of mixed-use functions in outdated office spaces to revitalize the area, and the securing of public spaces that reflect local characteristics will contribute to enhancing the city's competitiveness."
