Garakuchang Apartment to Be Transformed into 35-Story, 471-Unit Complex Following Rapid Integrated Planning Approval

Floor Area Ratio Up to 300%, 471 Units Planned
Playgrounds and Care Centers to Be Open to Non-Residents

Garakuchang Apartment in Ogeum-dong, Songpa-gu, Seoul will be transformed into a complex of up to 35 stories and 471 units following the confirmation of the Rapid Integrated Planning.

On June 19, Seoul City announced that it had approved, with modifications, the designation of a reconstruction maintenance zone and the maintenance plan decision (draft) for Garakuchang Apartment in Songpa-gu on June 18.

Located at 164 Ogeum-dong, Songpa-gu, Garakuchang Apartment boasts an excellent residential location, being adjacent to Gaerong Station (Line 5), as well as close to Boin Middle and High Schools and Ogeum Park.

With the confirmation of the Rapid Integrated Planning, the complex will be redeveloped into a residential community with a floor area ratio of up to 300%, a maximum height of 35 stories, and 471 apartment units, including 70 public housing units.

Notably, the new maintenance plan includes a variety of features aimed at improving convenience for local residents. A plaza will be created within the complex adjacent to Dongnam-ro, providing a pedestrian rest area for nearby residents. Indoor playgrounds and care centers will be located in easily accessible areas for external residents and will also be open to residents of nearby low-rise residential neighborhoods.

A city official stated, "With Garakuchang Apartment having passed the review by the Urban Planning Committee, we expect the project to accelerate, as the integrated review for the maintenance project and the subsequent confirmation of the architectural plan will proceed quickly."
