One-stop School District from Kindergarten to High School... "Dongtan Paragon 3rd" to Be Offered in June

In the real estate market, so-called "one-stop school districts"?apartment complexes located within walking distance of elementary, middle, and high schools?remain steady sellers. As households in their 30s and 40s with school-age children emerge as a major demand group, construction and development companies are actively targeting them with new housing supply.


The term "one-stop school district" refers to locations where elementary, middle, and high schools are all within walking distance. This not only ensures safe commutes for children, but also fosters an ideal learning environment, as kindergartens and private academies are often clustered nearby.


In the presale market, complexes in one-stop school districts that make children's education more convenient are also highly popular. According to Korea Real Estate Board's Cheongyak Home, "The H Daechi Edelweiss" in Daechi-dong, Gangnam-gu, Seoul, which was offered for presale in October last year, recorded the highest competition rate ever for a Seoul presale complex, with an average of 1,025.57 to 1 for first-priority applicants. Its one-stop educational environment?with Daehyun Elementary School, Daemyeong Middle School, and Whimoon Middle and High Schools all within walking distance?was cited as a key advantage.


"Dongtan 2 New Town Dongtan Station Daebang Elium The Signature," which drew a record 116,621 first-priority applications in last year's presale market, also offers all educational institutions from kindergarten to elementary, middle, and high school within close walking distance of the complex.


An industry insider commented, "Although the real estate market has been in a period of adjustment for some time, the popularity of one-stop school district locations has not waned. Because demand is solid, these properties are excellent at defending prices during downturns, and when the market rises again, their price increases are likely to be even greater."


Against this backdrop, attention is focusing on "Dongtan Paragon 3rd," which is set to be supplied in the New Residential Culture Town of Dongtan 2 New Town. It offers optimal educational conditions, with all schools from kindergarten through high school within walking distance, attracting strong interest from parents.


This complex is located within a 1 km radius of Shindong Elementary, Shindong Middle, and Shindong High Schools, and also includes the Shindong Elementary Affiliated Kindergarten, allowing for stable education of children for at least 12 years. In particular, under the Enforcement Decree of the School Health Act, no youth-harmful or undesirable facilities can be established near schools, ensuring a safe residential environment.


It also boasts a "park district" location, which is the next most preferred feature for parents with young children after proximity to schools. Dongtan Daol Park and Shindong Lake Park are nearby, and Byeongbong Mountain is right in front of the complex, providing a pleasant green infrastructure.


Dongtan Paragon 3rd is located in the New Residential Culture Town, the last special planning district of Dongtan 2 New Town, offering excellent residential conditions. Major shopping facilities such as Lotte Department Store Dongtan and Emart Traders Dongtan are easily accessible, and there is a well-established commercial area near the complex.


The transportation environment is also excellent. From Dongtan Station, Seoul Station can be reached in about 20 minutes via the GTX-A line, and the SRT line provides access to major cities nationwide. In particular, the Dongtan Tram, which will connect major hubs such as Dongtan Station and Byeongjeom Station in Hwaseong, Mangpo Station in Suwon, and Osan Station in Osan, is scheduled for completion in 2028, which is expected to further improve transportation conditions.


Meanwhile, Dongtan Paragon 3rd is scheduled to be unveiled in June and will be built on Block A58 of the New Residential Culture Town in Dongtan 2 New Town. The complex will consist of 18 buildings, each ranging from two basement levels to up to 20 above-ground floors, with a total of 1,247 units and exclusive floor areas of 82 and 108 square meters.
