Flood-Prone and Aging Low-Rise Residential Area
Full-Scale Service Launch Begins in August
The Singil-dong 3922 area in Yeongdeungpo District, Seoul, has been selected as a candidate site for the Seoul Metropolitan Government's Rapid Integrated Planning Housing Redevelopment Project. As a result, this aging residential area is set to be transformed into a pleasant and safe premium housing complex.

The Singil-dong 3922 area is located near Sinpung Station and Boramae Station, offering excellent transportation accessibility. When developed in connection with nearby areas such as the Singil Redevelopment Promotion District, a synergy effect is expected. In the past, this area was designated as a special disaster zone due to flood damage, and the narrow alleyways?less than 2 meters wide?have made it difficult for fire trucks to enter. The high concentration of aging low-rise residences has made redevelopment particularly urgent.
The 'Rapid Integrated Planning' approach is a public-private partnership in which the public sector supports the planning and procedures for privately led development. Seoul Metropolitan Government, district offices, and residents form a "one team" to comprehensively advance the complex redevelopment process. By providing close support to residents (or associations) from the early stages, the public sector can reduce the time required for designating a redevelopment zone from the usual five years to just two years.
The district office expects this selection to serve as a turning point that will inject new vitality into the aging residential area. In August, it plans to begin the service for establishing the rapid integrated planning and redevelopment plan. Subsequent procedures, such as redevelopment zone designation and association establishment, will also be promptly supported.
Currently, there are 15 rapid integrated planning projects underway in Yeongdeungpo District, and a total of about 80 redevelopment and reconstruction projects are being pursued simultaneously. The district is working to accelerate stalled redevelopment projects and housing supply. In addition, to assist residents who have difficulty accessing information, a "Redevelopment and Reconstruction Consultation Center" provides detailed guidance on legal matters, procedures, and project progress.
Choi Hokwon, head of Yeongdeungpo District Office, stated, "With around 80 redevelopment and reconstruction projects currently underway, we will work to reduce the burden on residents and ensure that projects proceed quickly. For residents who have difficulty accessing information, we will provide detailed guidance on legal matters, procedures, and project progress through the Redevelopment and Reconstruction Consultation Center."
