Han River Views, Underground Big Link, and Designer Interiors... The Ultimate Premium Complex
UNStudio for Exterior, MIDAS for Structure, and Artist Kim Youngjun for Landscaping
"Enhancing Members' Pride"... POSCO E&C Targets the High-End Market
"OTIER Yongsan" aims to maximize resident satisfaction by incorporating the philosophies of domestic and international experts into everything from the exterior fa?ade to the interior design. POSCO E&C has expressed its ambition to set a new standard for premium residential products in Korea, emphasizing differentiation from other complexes in areas such as Han River views, landscaping, community spaces, and circulation design.
The exterior design is led by Ben van Berkel of UNStudio, a global design firm based in the Netherlands. Also active as a partner architect for Seoul, he has presented a fa?ade inspired by the curves of the Han River. For the exterior panels and entrance columns, POSCO’s premium steel product "PosMAC" was used to enhance the sense of luxury.
In terms of structural safety, Kim Sunkyu, CEO of MIDAS, a world-renowned structural analysis company, participated to apply a structural design that exceeds the highest seismic safety grade.
For view planning, Ten Eleven, an AI-based analytics company led by CEO Lee Hoyoung, conducted over 12,000 simulations to ensure that 100% of the units have Han River views. In addition, The Him E&C, led by urban planning expert Kang Junggu, designed the underground "POSCO Big Link" passage connecting the Yongsan International Business District and the Yongsan Gateway, further boosting the site’s competitiveness.
Landscape design is overseen by artist Kim Youngjun, who has participated in three of the world’s major garden shows, bringing artistic value to Korean landscaping. Community spaces will be anchored by the POSCO Library, designed by Ko Jaemin, a member of the National Library Committee, and the "Sorisup Lounge," designed by Mo Junghyun, CEO of Yein Architecture Lab. The lounge will feature a ceiling-high window structure, allowing views of the sky and accommodating small-scale art performances.
For the interiors, designer Yang Taeo, who has collaborated with global brands such as Fendi and Chanel, will reinterpret traditional Korean aesthetics in a modern way. Yang was previously named one of the "Top 100 Designers in the World" by Architectural Digest and Phaidon.
Additionally, products from VERPAN, a premium Nordic lighting brand, will be introduced to combine functionality and artistry. Home styling will be customized for residents in partnership with Scene Design (CEO Kim Jaewon) and Hyunwoo Design (CEO Kim Minjeong).
A POSCO E&C representative stated, "OTIER Yongsan will set a new standard in Korea’s high-end residential market. The details in each field, achieved through collaboration with 11 masters, will enhance residents’ pride in their homes."
Meanwhile, the Yongsan Maintenance Depot Zone 1 redevelopment project is a large-scale undertaking that will feature 777 apartment units, 894 officetel units, and commercial and office facilities in buildings ranging from six underground to 38 above-ground floors. The association’s projected project cost is approximately 955.8 billion KRW. The final contractor will be selected at a general meeting scheduled for June 14. POSCO E&C and HDC Hyundai Development Company are currently engaged in a fierce competition for the contract.
