Price Ceiling Applied, 59㎡ Units Priced in the 500 Million Won Range
Homeowners Also Eligible for Special Supply Applications
Ilshin Construction has opened the model home for "Wonjong Humanville Klaz," a new residential complex being supplied in the Wonjong district of Bucheon, Gyeonggi Province, and is officially starting sales. Priority subscription applications will be accepted on April 29.
Wonjong Humanville Klaz will consist of four buildings with two basement levels and 15 above-ground floors, offering a total of 255 units with exclusive areas ranging from 46 to 59 square meters. The complex is characterized by its focus on smaller unit sizes, which are popular among young people and newlyweds. The number of units by type is as follows: 54 units of 46㎡, 40 units of 47㎡, 51 units of 59㎡A, 68 units of 59㎡B, and 42 units of 59㎡C.
The subscription schedule begins with special supply applications on April 28, followed by first-priority applications on April 29 and second-priority applications on April 30. Winners will be announced on May 9, and the contract signing period for successful applicants will take place over three days, from May 20 to May 22.
Wonjong Humanville Klaz is the first complex in Bucheon to apply special supply provisions for marriage and childbirth, allowing even current homeowners to apply for special supply.
Eligibility for first-priority subscription is open to anyone aged 19 or older who resides in the Seoul metropolitan area (Seoul, Gyeonggi, Incheon), has held a subscription savings account for at least 12 months, and meets the regional deposit requirements. Any household member, whether head of household or not, may apply. Notably, all unit types are available for subscription with the minimum deposit amount required for each region.
Wonjong Humanville Klaz is subject to the government’s price ceiling system. The sales price is set in the 400 million won range for 46㎡ and 47㎡ units, and in the 500 million won range for 59㎡ units. Given the ongoing upward trend in sales prices, strong interest from buyers is expected.
"Wonjong Humanville Klaz" stands out as a rare new private-sector residential complex in Bucheon, where supply is limited, and offers differentiated product features. The 46㎡ units feature a spacious 3.7-meter-wide living room, while the 47㎡ units are designed with three bedrooms. The layout is efficiently planned to maximize use of space in the kitchen and bedrooms, overcoming the limitations of smaller unit sizes. The 59㎡ units include three bedrooms, two bathrooms, a dressing room, and a pantry, offering space comparable to mid-sized apartments. Depending on lifestyle needs, up to three pantry spaces can be configured, including an entry-hall pantry, kitchen pantry, and hallway pantry.
A premium community space will also be created for residents. Facilities will include a fitness center, an indoor golf club and screen golf that can be enjoyed regardless of the weather, a table tennis room, study room, book cafe, and outdoor lounge. The complex is designed to maximize sunlight and ventilation, with most units facing south and wide spacing between buildings.
The Wonjong district, where the complex is located, is approximately 650 meters from Seoul, offering excellent accessibility to the city. By car, it takes about 10 minutes to Magok district, about 20 minutes to Yeouido (YDB), and about 30 minutes to Jongno (CBD). For public transportation, residents can reach Line 5 Hwagok Station in just one stop from the nearby BRT (Bus Rapid Transit) station. Using the Seohae Line at Wonjong Station, it is only one subway stop to Gimpo Airport Station, where transfers are available to Lines 5 and 9, the Airport Railroad, and the Gimpo Gold Line.
Wonjong Station on the Seohae Line is planned to connect with the Daejang-Hongdae Line, which will provide a double station area premium in the future. The new line connecting Daejang New Town, Wonjong Station, and Hongdae Entrance is scheduled to begin construction in the first half of the year, and once completed, travel time to Hongdae will be reduced to about 20 minutes.
Woneil Elementary School is located directly in front of the complex, and a variety of educational facilities, including Deoksan Middle School and Wonjong High School, are within an 800-meter radius, ensuring safe commutes for students. The complex is adjacent to a planned park, and residents will also have walking access to Ojeong Grand Park, which is being expanded to about 120,000 square meters and is scheduled for completion in 2025, further enhancing residential comfort.
