Gwangjin-gu Konkuk University Entrance Station District Unit Plan Change Promotion... Land Use Zone Upgrade

Gwangjin-gu (Mayor Kim Kyung-ho) is set to officially proceed with the amendment process for the district unit plan covering approximately 170,000㎡ around Hwayang-dong and Jayang 3rd and 4th-dong in the Konkuk University Station area.


This district unit plan aims to reorganize the Konkuk University Station area into a space where universities and metropolitan commercial zones coexist, enhancing urban competitiveness as the area is elevated to become the "Seongsu-Konkuk regional center."


The proposed amendments include ▲expansion of the district boundaries to revitalize the area ▲improvement of development conditions for small parcels through relaxation of excessive regulations ▲and plans for mutual growth between universities and the local community.


Accordingly, the plan will proceed with measures such as upgrading land use zones and abolishing the designation of joint development on the northern side of the district unit plan area.


The district office will conduct public viewing and collect residents' opinions on the proposed amendments until the 18th of this month, actively reflecting diverse community feedback to complete the district unit plan revision within this year.


The Konkuk University Station area has established itself as a transportation hub since the opening of Subway Line 2 in 1980 and Line 7 in 1996. After the opening of Cheongdam Bridge in 1999, accessibility to Gangnam was further enhanced, and with the subsequent opening of Konkuk University Hospital and the completion of Star City, it has grown into a core commercial district of Gwangjin-gu.


In particular, with university resources such as Konkuk University and Sejong University, along with the creation of specialized streets like the Food Street, Rodeo Street, and Lamb Skewer Alley, the area has become a representative consumption hub in the northeastern part of Seoul, attracting an average daily population of 130,000.


The district office plans to efficiently respond to the changing urban environment through this district unit plan revision, designing urban spaces that consider the unique characteristics of the area.


Kim Kyung-ho, Mayor of Gwangjin-gu, stated, “Although the Konkuk University Station area is a representative commercial district of Gwangjin-gu, it is relatively underdeveloped compared to the adjacent Seongsu-dong and Cheongdam-dong. With the completion of the Neungdong-ro development project, we will expand the district to the back streets and reorganize the urban space.” He added, “Through sustainable urban development, we will advance the Konkuk University Station area into a city befitting its status as the ‘Seongsu-Konkuk regional center.’”
