581 Cash Settlement Targets Rescued Through Introduction of Minimum-Sized Communal Housing
Mapo-gu Establishes Housing Measures for Resident Resettlement
Mapo-gu (Mayor Park Gang-su) held a tripartite meeting on the 4th between Mapo-gu, local residents, and SH Corporation to share the achievements of rescuing 581 cash settlement targets in Ahyeon 1 District (around 699 Ahyeon-dong) and to promote the smooth progress of the public redevelopment project.
Ahyeon 1 District has a building aging rate of over 83%, and its infrastructure such as roads and parks is very poor. As a result, redevelopment demands have been steadily raised, and since being selected as a public redevelopment candidate site in August 2022, the maintenance plan is currently being established.
From the 1980s to the early 2000s, landowners in this area have independently improved deteriorated old houses.
In particular, in the case of multi-family houses, issues of shared ownership arose as landowners shared ownership by floor or used underground common spaces as separate residential areas.
Due to this, 740 landowners in total were at risk of becoming cash settlement targets without qualifying for allocation.
Accordingly, Mapo-gu has been continuously consulting with the preliminary public implementer, Seoul Housing & Communities Corporation (SH), and the Public Redevelopment Preparation Committee (representatives of local residents) to minimize the departure of original residents.
After consultations, measures were prepared such as introducing minimum-sized communal housing (14㎡) to provide living conveniences in response to the increase in single-person households and lowering the sale price. As a result, 581 people, accounting for 78% of the initial 740 cash settlement targets, were able to be rescued.
Park Gang-su, Mayor of Mapo-gu, said, “Since housing redevelopment projects closely affect the interests of residents, if promoted without sufficient discussion, the damage will ultimately fall entirely on the residents. While rapid redevelopment is important, we will prioritize the housing stability of original residents and actively communicate with them to proceed with the project.”
Mapo-gu took the lead in protecting original residents by introducing the compensation housing system for the first time nationwide. Through continuous consultations, it will promote redevelopment policies that prioritize the protection of original residents and prepare practical alternatives so that residents do not lose their living grounds.
