In the real estate market, public housing sites have emerged as regional hubs, tending to form high housing prices. Sejong City and Unjeong New City showed similar patterns.


Thus, public housing sites, once stigmatized as a swamp of unsold units, have now established themselves as central living areas representing each region, forming high housing prices. Ultimately, public housing sites are like a market formula that ‘prices inevitably rise over time.’


An expert stated, “Public housing sites that showed sluggish conditions in the early development stages commonly experience significant value increases as various living infrastructures are actively established and metropolitan transportation networks are expanded nationwide. Especially around the time apartment move-ins begin within the housing sites, various regulatory relaxations such as acquisition tax reductions are often implemented to revitalize the city, accelerating the upward trend. Therefore, it is necessary to understand the value of public housing sites still in the early stages and to quickly secure them with insight.”


In this context, Brain City, where ‘Pyeongtaek Brain City Sujain’ is being developed, is attracting attention as an undervalued blue-chip. Considering location, development speed, and expansion of surrounding industrial infrastructure, Brain City is expected to gain even higher value in the future, and Pyeongtaek Brain City Sujain, located at the first site of Brain City, is evaluated as the biggest beneficiary complex.


In particular, following Samsung Electronics’ decision to relocate its global infrastructure headquarters for the semiconductor sector from Dongtan to Pyeongtaek, recent news has emerged that the foundry production line shutdown has been lifted and operating rates will be maximized starting in June, highlighting the value of Brain City adjacent to Samsung Electronics Pyeongtaek Campus.


Additionally, Brain City will establish various research, medical, and industrial infrastructures, including Ajou University Hospital (scheduled for 2030), KAIST Pyeongtaek Campus (scheduled for 2029), Clean Hydrogen Test and Evaluation Center (scheduled for 2026), and Future Automobile Integrated Performance Evaluation Center (scheduled for 2028). Notably, the Pyeongtaek mayor has expressed strong support for the early groundbreaking of Ajou University Hospital, raising further expectations.


Moreover, Brain City offers rapid access to Gangnam Suseo via SRT without transfers through Pyeongtaek Jije Station, and the KTX line from Suwon is about to open. Extensions of GTX-A and GTX-C lines are also underway, promising expanded metropolitan transportation networks.


Among these, ‘Pyeongtaek Brain City Sujain’ is evaluated as a rare complex that combines all three advantages of sale price, product quality, and location within the area. It is supplied at the lowest sale price within Brain City, where the price ceiling system applies, and is known as the complex with the greatest benefits in Brain City, with units rapidly selling out thanks to various financial benefits.


In fact, the sale price of this complex averages about 14.35 million KRW per 3.3㎡, and even including balcony expansion, it is about 14.53 million KRW, the lowest price within Brain City.
