The redevelopment project of 'Jawon Sangga' in Namgajwa-dong, Seodaemun-gu, Seoul, the country's first residential-commercial complex building, will commence in July. Existing merchants will relocate to a temporary relocation shopping center to continue their business activities.

On the 27th, Seoul City announced that the 2nd Urban Regeneration Committee approved the amendment plan for the Jawon Sangga urban regeneration recognition project in Seodaemun-gu as originally proposed.


This amendment includes updating the budget execution following the completion of the temporary relocation shopping center, which is a pilot project of the Jawon Sangga urban regeneration recognition project, and reducing the scale from 50 units to 22 units.


The Jawon Sangga urban regeneration recognition project consists of securing a temporary relocation shopping center, public rental shops within Jawon Sangga, and living SOC facilities. The temporary relocation shopping center, completed in November last year, is a two-story building located in the area of 382-12 Namgajwa-dong. The temporary relocation shopping center is planned to be used later as a community facility for residents.


An urban regeneration recognition project refers to a project that recognizes small-scale housing maintenance, public housing, and publicly supported private rental projects with a project area of less than 100,000㎡ outside urban regeneration activation areas as urban regeneration projects.

Jawon Sangga, completed in 1966, is the country's first residential-commercial complex apartment. It received an E grade in a detailed safety inspection in 2020, prompting redevelopment efforts. Seodaemun-gu applied for the Ministry of Land, Infrastructure and Transport's 'Urban Regeneration New Deal Recognition Project' after consultation with the Seoul Urban Regeneration Committee and was selected as a project site in December 2020. The Urban Regeneration New Deal Recognition Project is a point-based project supported by the government with national funds, recognizing its public interest.


Upon completion of the Jawon Sangga redevelopment project, a building with six basement floors and 34 above-ground floors will be constructed, including 239 apartment units (73 rental units included), 70 officetel units, public rental shops, and sports facilities.


Im Chang-seop, Director of the Residential Environment Improvement Division of Seoul City, said, "With this amendment to the urban regeneration recognition project plan, we expect that merchants will continue their business activities after relocating to the Jawon temporary relocation shopping center, and that vitality will be preserved through linkage with Moraenae Market."
