Reconstruction Blueprint Completed in Just Over a Year After Safety Inspection
"Luxury Complex Through Specialized Designs in Each Area"
Yangcheon-gu, Seoul (District Mayor Lee Gi-jae) announced on the 14th that it will conduct a public inspection of the redevelopment plan for Mokdong Complex 11 and hold a residents' briefing session at 3 p.m. on the 18th at Yangcheon Haenuri Town.
According to the plan, Mokdong Complex 11 (area 128,668㎡) will be reborn from the existing 15-story, 1,595 households to a maximum of 41-story, 2,575 households. Since passing the reconstruction safety inspection in February last year, Complex 11 has been accelerating the redevelopment project by concretizing the redevelopment blueprint within about a year through the rapid integrated planning advisory project.
Mokdong Complex 11, as the gateway to Yangcheon-gu and with its location characteristics including parks and schools, plans to become a representative luxury complex of Mokdong through specialized designs in various areas such as street activation, layout plans linked with the surroundings, and harmonious complex landscapes.
First, a public pedestrian passage connecting adjacent complexes and parks and a north-south pedestrian axis will be created to form a walkable street, and a publicly accessible community space for local residents will be established along the street to promote street activation.
Additionally, the layout plan will consider the level differences with schools and roads to ensure continuity and safety of pedestrian paths, and an open layout facing Gaenam Neighborhood Park will establish a green network. Furthermore, plans include forming a harmonious urban landscape through a three-dimensional skyline and securing visual corridors.
The district office will conduct a public inspection of the redevelopment plan for Mokdong Complex 11 until the 14th of next month, collect residents' opinions, and after hearing the district council's opinions and holding rapid integrated planning advisory meetings, it plans to apply for designation of the redevelopment zone to the Seoul Metropolitan Government within the first half of the year.
Meanwhile, starting with Complex 6 in August last year, a total of five complexes including recently Complexes 8, 12, 13, and 14 have been designated as redevelopment zones. Additionally, Complexes 4, 5, 7, 9, and 10 have completed public inspections of the redevelopment zone designation plans, and the district office plans to actively support public inspections for Complexes 1, 2, and 3, whose redevelopment plans have not yet been disclosed, within the first half of the year.
District Mayor Lee Gi-jae stated at this briefing session that he will explain the progress of the Mokdong Complex 11 redevelopment project and the redevelopment plan, and collect residents' opinions for future promotion, adding, “We will do our best to ensure that the redevelopment is promptly promoted through thorough preparations so that stable housing supply and improvement of the residential environment can be achieved.”
