Price Ceiling System for Sale: 'Geodansindosi Prugio The Park', Remaining Units Available for Arbitrary Supply on 28th [Daewoo E&C, 'Geomdan New Town Prugio The Park' Perspective View]

Located in the AA28 block area of Geomdan New Town, Seo-gu, Incheon, ‘Geomdan New Town Prugio The Park’ is scheduled to conduct discretionary subscription applications for some remaining units on the 28th (Friday) via the Cheongyak Home platform.


Discretionary supply allows anyone aged 19 or older as of the announcement date, or a minor household head, to apply without a subscription savings account. Subscription savings account membership, re-winning restrictions, and home ownership status do not affect eligibility. Moreover, even if selected as a resident and owning a pre-sale right, this supply will be considered as if the applicant does not own a home for future subscriptions.


‘Geomdan New Town Prugio The Park’ consists of 13 buildings ranging from 5 basement floors to 20 above-ground floors, with a total of 919 units. The exclusive area ranges from 84 to 99㎡. The project is attracting attention due to the application of the pre-sale price ceiling system.


The average pre-sale price per 3.3㎡ is set in the low 17 million KRW range. This is lower than the average pre-sale price of 17.99 million KRW per 3.3㎡ for apartments in Seo-gu, Incheon, as of January this year (according to KB Real Estate data), making home ownership more accessible.


In particular, recent news of rapid sell-outs of pre-sale price ceiling projects in Incheon has drawn buyers’ attention. ‘Geomdan Atera Xi’ (709 units), which was sold last year, achieved a 100% contract rate within six days of the start of contracts. Projects such as ‘Geomdan Joongheung S-Class Edupark’ (1,448 units), ‘Jeil Punggyeongchae Geomdan III’ (610 units), and ‘e-Pyeonhansesang Geomdan Ecovista’ (732 units) also successfully closed sales in a short period, proving strong demand.


For ‘Geomdan New Town Prugio The Park,’ resale of pre-sale rights is allowed until move-in for three years after the initial resident selection date (announcement date). Specifically, resale will be possible from November 21, 2027, three years after the announcement date of November 20, 2024. The scheduled move-in date is December 2027, with a typical move-in period of about 60 days. Resale before move-in can reduce acquisition tax and has no residency obligation or balance payment burden.


The complex offers abundant living infrastructure. It is within walking distance of Wanjeong Station on Incheon Subway Line 2. Within a 1 km radius are Majon Middle School and Geomdan High School, and Majon Elementary School is located within 500 meters, allowing for walking commutes. Various commercial facilities, hospitals, banks, as well as large marts such as Lotte Mart (Geomdan branch) and E-Mart (Geomdan branch) are also nearby.


Additionally, the area benefits from rapid transit improvements that will shorten commuting times. The Geomdan Lake Park Station, part of the Incheon Subway Line 1 extension from Gyulhyeon-dong, Gyeyang-gu to Geomdan New Town, Seo-gu, covering 6.825 km, is scheduled for completion in 2025. Considering the expected move-in date of December 2027, residents are expected to be able to use this line after moving in.


Prugio’s specialized design is also anticipated. Features include a ‘Real-time Energy Monitoring System’ that allows efficient energy management by monitoring energy usage in real time; a ‘One-Pass System’ where the main entrance door automatically opens and the elevator automatically descends and waits when carrying a smartphone; and a smart Wall-Pad system enabling lighting control, heating control, remote meter reading, and elevator calling.
