The "Bandochaebelt" Effect... Planned Apartment Units in Yongin Area Near 60,000

16,000 Units Planned for Idong New Town, 10,000 for Platform City
Short-Term Supply Also Reaches 17,000 Units in Anticipation of Population Influx

Despite an overall contraction in housing supply, the planned volume of multi-family housing units to be built in the Yongin area of Gyeonggi Province is approaching 60,000 units. With large-scale semiconductor production lines from Samsung Electronics and SK Hynix being established in the Cheoin-gu area, housing supply to support this is also expected to be concentrated.


On the 26th, Yongin City announced that as of the 25th, the total planned volume of multi-family housing, including apartments, across the city is estimated to be around 60,000 units.

In the short term, 4,466 units are planned to be supplied in urban development project districts mainly led by the private sector, and 12,158 units in district unit planning zones, totaling 16,624 units. The mid-to-long-term plan includes approximately 41,907 units to be supplied mainly by the public sector, according to the city.


What draws attention is the volume being developed as residential complexes supporting advanced industries such as semiconductors. In the Idong Public Housing District, planned as a new town supporting the semiconductor industry, 16,000 units will be built, and 1,826 units will be constructed in the Yongsan Semiconductor Cluster General Industrial Complex in Wonsam-myeon. Additionally, the Platform City, being developed over 2.72 million square meters in areas including Bojeong, Mabuk, and Singal-dong in Giheung-gu and Sanghyeon and Pungdeokcheon-dong in Suji-gu, includes plans for 10,105 multi-family housing units.


Among these, the residential land within the Yongin Semiconductor Cluster, where site development is underway, has completed supply for two out of three plots. For Platform City, the urban development project implementation plan was approved at the end of last year, and site development work will begin this year.


The Korea Land and Housing Corporation (LH) is also supplying 13,976 units in three public-supported private rental housing promotion districts. By district, these include ▲Eonnam District with 5,447 units ▲Central Park District with 4,729 units ▲Pogok District with 3,800 units.


In urban development project districts, housing units will be supplied in ▲Yeokbuk 2 District (912 units) ▲Songjeon 3 District (1,284 units) ▲Yeokbuk 4 District (960 units) ▲Yangji 2 District (710 units) ▲Namsa Agok District Block 7 (600 units). All these projects are concentrated in Cheoin-gu, where large-scale semiconductor industrial complexes are being established.


Additionally, housing supply will continue in 11 district unit planning zones including ▲Yangji District (2,262 units) ▲Eunhwa 3 District (3,724 units) ▲Dongbaek Eojeong District (378 units) ▲Cheolli District (763 units) ▲Samga 1 District (568 units) ▲Samga 2 District (1,950 units) ▲Geumeo District (1,275 units) ▲Yeongdeok District (238 units) ▲Sanghyeon 5 District (203 units) ▲Pungdeokcheon 2 District (480 units) ▲Mabuk 3 District (317 units).


Yongin Mayor Lee Sang-il said, "With the operation of semiconductor production lines by SK Hynix and Samsung Electronics as a turning point, the population of Yongin is expected to increase significantly, making securing residential spaces for citizens important." He added, "We will establish the city’s basic urban plan and basic sewage maintenance plan in preparation for the population increase." The mayor also stated, "We will communicate with citizens and gather wisdom to ensure that lands such as the 19.5 million pyeong in Idong and Namsa-eup, where regulations have been lifted due to the removal of the Songtan water source protection zone, and the 1.13 million pyeong of waterfront areas around Gyeongan Stream, where overlapping regulations have been lifted, are used well for the city's future."
