Doosan Construction Wins Consecutive Public Housing Complex Projects in Downtown Seoul

Doosan Construction Selected as Contractor for Ssangmun Station East Side and Banghak Station Urban Complex Projects
Landmark Developments Planned in Prime Locations Near Subway Stations

Doosan Construction is standing out by securing the construction rights for urban public housing complex projects in Seoul since the beginning of the year. These projects are difficult to develop in the private sector and are promoted by the public sector through measures such as increasing floor area ratios to enhance feasibility. Doosan Construction will build landmark-level complex facilities in prime locations near subway stations.


Doosan Construction announced on the 19th that it has been selected as the construction company for the urban complex project on the east side of Ssangmun Station in Dobong-gu. The Ssangmun Station East Side Urban Complex Project involves building up to 39 floors and 639 households on a 15,902㎡ site near Line 4 Ssangmun Station East Side. Doosan Construction is also in charge of the Banghak Station Urban Complex Project on Line 1. The Korea Land and Housing Corporation (LH), which is responsible for project implementation, plans to sign an agreement with Doosan Construction soon and proceed with relocation and construction in earnest. The Banghak Station Urban Complex Project involves constructing up to 39 floors and 420 households on an 8,428㎡ site near Line 4 Banghak Station.

Urban complex projects are redevelopment initiatives where the public sector participates in restructuring areas that are difficult to develop privately, such as aging station areas, semi-industrial zones, and low-rise residential areas. These projects supply high-quality housing while revitalizing urban functions by providing office and commercial facilities. By increasing the floor area ratio near subway stations for high-density development, these projects create landmark buildings within the area. Public institutions such as LH and SH Corporation participate, enabling faster permits and approvals, with floor area ratios increased up to 700%. The donation in kind is around 15%. Of the total supply, 70-80% is public sale, and the remaining 20-30% is supplied as a mix of public rental housing and others.


In Seoul, six areas have been selected as leading urban complex project zones: Yeonsinnae Station in Eunpyeong-gu, Banghak Station in Dobong-gu, Ssangmun Station East Side in Dobong-gu, Ssangmun Station West Side in Dobong-gu, Jeungsan 4 in Eunpyeong-gu, and Singil 2 in Yeongdeungpo-gu. However, the projects were delayed due to sharp increases in raw material prices and a downturn in the real estate market. Recently, with the stabilization of construction costs and increased project budgets, momentum has been regained.


A Doosan Construction official said, "Along with the symbolic significance of being the first construction company for Seoul’s urban complex projects, we will strive to expand our urban projects in Seoul based on securing two project sites in the city center."
