Excitement of Gwangjin-gu Office Employees Moving into New Building After 70 Years?

“Now we can finally work in a proper government office building.”


This was said by employee A of Gwangjin District Office.


Since the 1960s, the old Republican Party training center building has been used, and the building’s aging and cramped conditions were beyond description.


Because of this, Gwangjin District Office employees faced many difficulties working in the old and narrow district office building. However, Gwangjin District has now prepared a proper and decent new office building, and will move in around April.


Gwangjin District (District Mayor Kim Kyung-ho) announced on the 23rd that it had approved the completion of the Jayang 1 Redevelopment Promotion Zone.


The Jayang 1 Redevelopment Promotion Zone covers the area around 680-63 Jayang-dong (the former sites of KT branch office, telephone exchange, and Eastern District Court), and has been developed into a high-tech mixed-use complex (ICT, retail, residential) and the integrated Gwangjin District Office. Since 2009, an urban maintenance-type redevelopment project has been underway to revitalize the area around Guui Station on Subway Line 2.


Now, it is expected to bear fruit and establish itself as a new center in the northeastern region.


The zone covers a site area of 79,119㎡, with a maximum height of 48 floors, and a total floor area of approximately 480,000㎡. It will include office facilities, a hotel, officetels, retail facilities, cultural and assembly facilities, the integrated Gwangjin District Office, and large-scale residential complexes.


In particular, the Gwangjin District Office building was constructed with 7 basement floors and 18 above-ground floors. The district has formed a TF team to prepare for moving into the new office, steadily progressing with procurement of equipment and supplies, and is expected to complete the move around April.


The Gwangjin District Office will improve accessibility by installing a connecting passageway between Exit 3 of Guui Station on Line 2 and the complex facilities, and enhance the metropolitan access system through road development.


Additionally, the creation of cultural parks and small parks will secure green spaces within the urban area, the construction of the integrated Gwangjin District Office will increase administrative convenience, and the establishment of a 4th Industrial Revolution experience center will provide opportunities for future generations to experience advanced technologies.


Starting in March, various companies, the integrated Gwangjin District Office, and about 1,000 residential units will move in sequentially. With a significant increase in floating population including visitors to the hotel and shopping mall, it is expected that not only urban functions will be restored but also the surrounding commercial areas will be revitalized.


Although there were some difficulties such as defects in the residential complexes recently, the district actively addressed the issues by communicating with prospective residents, conducting additional quality inspections, forming a defect inspection team to verify and check, and secured a promise from the construction company for additional pre-visits so that residents could directly confirm the remedial measures, leading to a smooth resolution.


Kim Kyung-ho, Mayor of Gwangjin District, said, “The completion of the Jayang 1 Redevelopment Promotion Zone is the first signal for forming the ‘2040 Gwangjin Re-Creation Plan’ high-tech industrial axis,” and added, “With this completion, we expect to secure new growth engines and further leap forward as a high-tech business hub representing the northeastern region.”
