February Supply Drops to Half of Last Year
Two-Thirds from Top 10 Builders
Prime Area "Ramian One Perla" Draws Attention as "5 Billion Lotto"
After the Lunar New Year holiday, around 9,000 apartments from the top 10 domestic construction companies will be put up for sale in February. Some complexes are expected to attract strong interest from buyers.
According to real estate information company Realtoday, about 14,000 units nationwide are scheduled to be supplied in February, of which 8,846 units will be for general sale. Among these, apartments from the top 10 construction companies account for 8 complexes with 9,036 units (5,644 units for general sale), making up 64.5% of the total. This is about half compared to February last year. In February 2024, the top 10 construction companies supplied 18,797 units (13,044 units for general sale). By region, 5,178 units (3,149 general sale) are planned in the metropolitan area, and 3,858 units (2,495 general sale) in other regions.
'5 Billion Lotto' Ramian One Perla Sparks Excitement
Looking at individual complexes, Samsung C&T’s 'Ramian One Perla (Bangbae-dong, Seocho-gu)' in Seoul is receiving the hottest attention. It is the first apartment this year supplied within regulated areas (Gangnam, Seocho, Songpa, Yongsan) subject to the price ceiling system. The sale price for the popular 84㎡D unit is set at a maximum of 2.4507 billion KRW, which is more than 500 million KRW lower than the prices of nearby apartments. Because of this, Ramian One Perla is recently called the '5 Billion Lotto' in real estate communities. It is close to Naebang Station on Seoul Subway Line 7 and offers easy access to Seomun Girls’ Middle and High Schools.
Expanding the view to the metropolitan area, ‘City OCEEL 7 Complex’ (1,453 units) in Michuhol-gu, Incheon, ‘Hillstate Hoeryong Station Parkview’ (1,816 units) in Uijeongbu, Gyeonggi, and ‘Hillstate Yongin Mark Valley’ (812 units) in Yongin, Gyeonggi, are also scheduled for sale.
‘Hillstate Hoeryong Station Parkview’ and ‘Hillstate Yongin Mark Valley’ will be sold by Hyundai Construction, while ‘City OCEEL 7 Complex’ will be supplied by HDC Hyundai Development Company, Hyundai Construction, and POSCO E&C. Hoeryong Station Parkview is notable for its excellent transportation, being within walking distance of Hoeryong Station on Subway Line 1 and the Uijeongbu Light Rail Transit. City OCEEL, where the 7th complex is located, is considered a mini new town-scale urban development project with a total land area of about 1.54 million square meters and approximately 13,000 households.
Top 10 Construction Companies Also Launch New Sales in Busan, Daegu, and Daejeon
The top 10 construction companies are also launching large-scale sales in Busan, Daegu, and Daejeon. Lotte Construction plans to sell ‘Daejeon Lotte Castle The First’ (952 units) located in Gao-dong, Dong-gu, Daejeon. The complex consists of 10 buildings from basement level 2 to 33 floors above ground, with 394 units sized 59 to 74㎡ available for general sale out of the total 952 units. It offers a pleasant living environment with Daejeoncheon Stream, Citizen Suspension Park, Sikjang Mountain, and Bomun Mountain nearby.
DL E&C plans to sell 'e-Pyeonhansesang Dongdaegu Station Centum Square (Sincheon-dong, Dong-gu, Daegu)' and 'e-Pyeonhansesang Seongseong Lake Park (Upseong-dong, Cheonan, Chungnam)'. The Seongseong Lake Park complex consists of 13 buildings ranging from basement level 3 to a maximum of 39 floors, with a total of 1,763 units sized 84 to 191㎡, of which 1,498 units excluding rental units will be supplied for general sale. The complex is located right in front of Seongseong Lake Park, providing a pleasant residential environment. Dongdaegu Station Centum Square stands out for its transportation environment, conveniently accessing Dongdaegu Station where four lines including Daegu Subway Line 1, KTX, SRT, and Daegyeong Line pass.
