Seoul City Approves Integrated Review
Including 333 Rental Units

A total of 1,919 Moa Housing units will be supplied in Myeonmokbon-dong, Jungnang-gu; Seongnae-dong, Gangdong-gu; Jeongneung-dong, Seongbuk-gu; and Hwayang-dong, Gwangjin-gu, Seoul.
On the 24th, Seoul City announced that the 2nd Integrated Review Subcommittee for Small-scale Housing Maintenance, held the previous day, approved the integrated review of four cases including the Moa Town Management Plan (draft) for the 63-1 area of Myeonmokbon-dong, Jungnang-gu.
The approved sites are ▲ Moa Town in the 63-1 area of Myeonmokbon-dong, Jungnang-gu ▲ Moa Housing in the 517-4 area of Seongnae-dong, Gangdong-gu ▲ Moa Housing in the 385-1 area of Jeongneung-dong, Seongbuk-gu ▲ Moa Housing in the 32-12 area of Hwayang-dong, Gwangjin-gu. When the projects proceed, a total of 1,919 Moa Housing units (including 333 rental units) will be supplied in these areas.
The 63-1 area of Myeonmokbon-dong, Jungnang-gu (90,110㎡) is adjacent to Myeonmok Station and has excellent transportation with the upcoming opening of the Myeonmok Line. It is an area where two adjacent Moa Towns and one rapid integrated planning housing redevelopment project are underway.
However, many dead-end roads and old detached houses are densely packed. Some semi-basement units and illegal parking are prevalent, resulting in poor residential conditions. Through the promotion of four Moa Housing sites, the housing supply is expected to increase from the existing 1,577 units to a total of 1,656 units (including 294 rental units).
According to the plan, the zoning of the project area will be upgraded from Type 2 to Type 3 General Residential Area, and maintenance infrastructure such as roads and parks will be expanded. Additionally, by linking with Moa Town (Myeonmokbon-dong 297-28) and the redevelopment zone (Myeonmok-dong 69-14 rapid integrated planning), a connection plan with the main road (Yongmasan-ro) will be prepared, improving traffic conditions and the pedestrian environment.
Furthermore, social infrastructure facilities (SOC) such as libraries are encouraged to be secured as shared facilities when implementing the Moa Housing project, and sites adjacent to parks are planned to be open community spaces, promoting spatial arrangements that engage with the local community.
The Moa Housing in the 517-4 area of Seongnae-dong, Gangdong-gu consists of one building with two basement floors and 14 above-ground floors. Due to the construction of rental housing, the floor area ratio is relaxed from 220% to 226%, and the number of floors in the Type 2 General Residential Area is changed from up to 7 floors to up to 14 floors. A total of 87 units (including 9 rental units) will be supplied by 2027.
Considering the narrow road conditions, a 1.5m sidewalk was created using vacant land within the site to improve the pedestrian environment, and landscaping standards were relaxed to increase land use efficiency. Additionally, street-type neighborhood living facilities will be arranged along the street frontage of the site.
Through the Moa Housing in the 385-1 area of Jeongneung-dong, Seongbuk-gu, a total of 136 units (including 22 rental units) will be supplied as multi-family housing by 2027. It consists of three buildings with two basement floors and 15 above-ground floors. The floor limit in the Type 2 General Residential Area (up to 7 floors) is relaxed to up to 15 floors. The floor area ratio is relaxed from 200% to 240% due to the construction of rental housing.
Located near Bukaksan Mountain in a designated key scenic management area, the project requires a landscape review, and through the review, openness was secured from the main street and internal circulation road. A sidewalk was installed using vacant land within the site to improve the pedestrian environment.

Through the Moa Housing in the 32-12 area of Hwayang-dong, Gwangjin-gu, a total of 40 units (including 8 rental units) will be supplied by 2027.
It consists of one building with one basement floor and 11 above-ground floors, applying floor area ratio relaxation due to the construction of rental housing for more than 20% of the total units, and floor limit relaxation within the Type 2 General Residential Area.
The site is adjacent to Children’s Grand Park Station on Line 7, providing good transportation. This review confirmed the first Moa Housing project implementation plan in Hwayang-dong. The city expects this to serve as a momentum to invigorate the promotion of Moa Housing and Moa Town for creating pleasant residential areas in the surrounding region, anticipating improvements in local conditions in the future.
