POSCO E&C announced on the 10th that contracts for winners of 'The Sharp First World Seoul,' located on the site of the Sangbong Terminal in Seoul, will be conducted from the 14th to the 16th.
The Sharp First World Seoul will be built on 83-1 Sangbong-dong, Jungnang-gu (Sangbong 9 Redevelopment Promotion Zone) with 5 buildings ranging from 8 basement floors to 49 above-ground floors, totaling 999 households with exclusive areas of 39 to 118㎡. In the previously held first-priority subscription, 5,570 applicants applied for 596 units (excluding special supply), recording an average competition rate of 9.35 to 1. Move-in is scheduled for the second half of 2029.
For the 98㎡ and 118㎡ exclusive area types, a 5% down payment is applied with an initial payment of 50 million KRW, and the remaining balance after the first payment must be paid within 30 days. For the 39㎡ and 44㎡ types, interest-free interim payments are offered to reduce the burden of homeownership.
Regarding transportation conditions, both Mangu Station and Sangbong Station are within walking distance, allowing convenient access to five lines: Line 7, Gyeongui-Jungang Line, Gyeongchun Line, KTX, and the planned GTX Line B. The Jungang Line KTX-Eum train is also available at Sangbong Station.
Residential conditions are steadily improving as well. The Sangbong Redevelopment Promotion Zone 8 has been completed as a 48-floor residential-commercial complex, and four promotion zones (Zones 7 to 10), Sangbong 9-I preservation management zone, and Sangbong Special Planning Zone 7 are currently under development. Additionally, the Sangbong Station Zone 4 street housing redevelopment project, Sangbong Zone 13, and the station-area youth housing project in front of Sangbong Station are underway. The urban public housing complex district project is also progressing, planning to redevelop approximately 44,000㎡ of low-rise residential areas near Sangbong Terminal in Myeonmok-dong 88-93 to supply 1,168 households.
The differentiation of commercial facilities within the complex also stands out. The developer directly operates the commercial facilities and has focused on spatial efficiency by connecting all four sides to roads for accessibility. The design also features a centrally open plaza-style area that attracts attention.
A sales official stated, "It is located in the best location in Jungnang-gu, where new supply is scarce, and it is a symbolic ultra-high-rise 'The Sharp' brand complex representing the area, with future development value as well." He added, "The supply of new large and medium-sized units in Seoul is expected to decrease significantly in the future, increasing its scarcity value."
