Restart of Redevelopment Project with Revised Maintenance Plan for Bongcheon 13 District, Gwanak-gu

Gwanak-gu (Mayor Park Jun-hee) is changing the maintenance plan for the ‘Bongcheon 13th District Housing Maintenance-Type Public Redevelopment Project’ in the area of Cheongnyong-dong 913 and is accelerating the project promotion in earnest.


The Bongcheon 13th District is one of the areas that urgently need maintenance due to many unauthorized buildings and deteriorated buildings, resulting in very poor residential conditions.


The district designated the area as a maintenance zone in 2009, but there was no progress until 2022, when, after obtaining consent from landowners, the Korea Land and Housing Corporation (LH) was appointed as the project implementer to promote it as a public redevelopment.


Since then, the district, in consultation with Seoul City and the Korea Land and Housing Corporation (LH), prepared a pre-planning (draft) to enhance project feasibility in the first half of 2024, and based on this, is currently promoting the maintenance plan change through consultations with related departments.


According to the current maintenance plan change (draft), the Bongcheon 13th District will be developed on a site area of 12,272.5㎡ applying a building coverage ratio of 60% or less and a floor area ratio of 500% or less, with a maximum height of 80m, consisting of a total of 4 buildings and 473 households.


Accordingly, on December 19 last year, the district held a residents’ briefing session on the maintenance plan change with about 100 residents participating.


At the briefing, the district shared with residents ▲the project background ▲main contents ▲future schedule, and resolved residents’ questions through a Q&A session.


Residents who could not attend the briefing due to circumstances can visit the Housing Division of Gwanak-gu Office by the 15th to review the change plan.


After the residents’ review period ends, the district plans to request the Seoul City to initiate the plan after hearing opinions from the district council, aiming to announce the maintenance plan change decision in the first half of 2025.


Park Jun-hee, Mayor of Gwanak-gu, said, “We will spare no administrative support to promptly promote the maintenance plan change, which is the foundation of the Bongcheon 13th District housing redevelopment project,” and added, “We will do our best to transform the deteriorated area of Cheongnyong-dong 913 to improve the residential environment and living infrastructure for the residents.”
