Redevelopment 추진 Due to Aging Single and Multi-family Houses and Poor Pedestrian Environment
Includes Parks and Community Sports Facilities, Expected Improvement in Residential Environment
Jungnang-gu (Mayor Ryu Kyung-gi) announced that the ‘Sangbong 13 District (area around 461 Mangwoo-bon-dong) Housing Maintenance-type Redevelopment Project’ maintenance plan decision and maintenance district designation (draft) were approved with modifications at the ‘Seoul City 14th Urban Planning Committee Rapid Integration Planning Maintenance Project Authorization Subcommittee’ held on the 24th.
The ‘Sangbong 13 District’ is an aging residential area densely populated with old detached houses and multi-family houses, with poor pedestrian environment and living infrastructure. It was selected as a candidate site for private redevelopment (rapid integration planning) in December 2022.
Subsequently, the rapid integration planning proposal was established in January 2024, and after going through the maintenance plan drafting procedures such as resident briefings and public inspection announcements, a request for the establishment of the maintenance plan and designation of the maintenance district was submitted to Seoul City in November.
Notably, this project was the fourth among 25 candidate sites for Seoul City’s second private redevelopment to pass the review, and through rapid integration planning, the period until the designation of the maintenance district, which previously took more than five years, was drastically shortened to about two years.
According to the maintenance plan, the existing Type 2 (up to 7 floors) and Type 2 General Residential Areas will be upgraded to Type 3 General Residential Areas, and the Type 3 General Residential Areas will be upgraded to Semi-Residential Areas.
Also, the floor area ratio will be applied at an average of 345.41% (Semi-Residential 399.97%, Type 3 297.60%), and a total of 1,249 households, including 270 rental housing units, will be built with a maximum height of 37 floors.
Additionally, at the intersection of Bongujae-ro and Bongujae-ro 69-gil, public facilities such as parks and community sports facilities will be created to enhance resident convenience and revitalize the area.
Ryu Kyung-gi, Mayor of Jungnang-gu, said, “The ‘Sangbong 13 District’ is expected to transform into a residential complex that creates synergy with Sangbong Terminal and nearby developments, drastically changing the Mangwoo Station area,” and added, “We will spare no continuous administrative support to ensure the project proceeds as quickly as possible.”
