Next Year’s Nationwide Apartment Move-in Volume Decreases by 22%... Seoul Increases by 33%

11,000 Households in the Capital Region, Down 27% from Last Year
Seoul Imun I-Park Xi, Maple Xi, and Others Move In
126,000 Households in Provinces, Down 17%, Scheduled to Move In

The number of households moving in next year is estimated to be about 240,000, a 22% decrease compared to this year. In Seoul, due to complexes completed through redevelopment projects, move-ins are expected to increase by 33% to 30,000 households compared to this year.

Zigbang announced on the 23rd that the nationwide apartment move-in volume in 2025 will total 237,582 households, a 22% decrease from this year (304,213 households). This is the smallest volume since 2021 (236,622 households).

By region, the move-in volume in the metropolitan area is 110,900 households, down 27% from this year, and in the provinces, it is 126,682 households, down 17%. In the metropolitan area, only Seoul's move-in volume increases. In the provinces, while move-in volumes decrease in Busan and Daegu, which had many move-ins for some time, the move-in volume increases in Chungcheong and Gyeongnam areas.


Next year, Seoul's move-in volume is 31,334 households, 33% more than in 2024 (23,507 households). The increase is due to move-ins mainly in large-scale complexes completed through redevelopment projects. The move-in volume by detailed Seoul districts is highest in the following order: △Dongdaemun-gu 9,522 households △Seocho-gu 3,307 households △Songpa-gu 3,054 households △Seongbuk-gu 2,840 households △Seongdong-gu 2,707 households.


In Seoul, move-ins are planned for large-scale promising projects completed through redevelopment. A total of 36 complexes will have move-ins, of which 9 are large-scale complexes (1,000 households or more). The largest is Imun I-Park Xi (4,321 households), redeveloped from Imun 3 District in Imun-dong, Dongdaemun-gu, scheduled for move-in in November. Maple Xi in Jamwon-dong, Seocho-gu, with 3,307 households, will move in June, and Jamsil Raemian I-Park in Jamsil-dong, Songpa-gu, is scheduled for move-in in December.

Move-in volumes in Gyeonggi (57,475 households) and Incheon (22,091 households) will decrease by 42% and 28%, respectively, compared to this year. Move-ins will continue mainly in housing development districts such as Hwaseong, Osan, and Paju. In Gyeonggi, the move-in volume is highest in the following order: △Pyeongtaek 9,368 households △Gwangmyeong 9,346 households △Hwaseong 6,617 households △Paju 4,945 households △Osan 3,876 households.


In Gyeonggi Province, new apartment supply continues in areas that had many move-ins this year. In Pyeongtaek, Pyeongtaek Seokjeong Park Hwaseong Park Dream with 1,296 households will move in July, and Pyeongtaek Huayang Humanville First City (Hwayang-dong, Pyeongtaek-si) with 1,468 households will move in August. In Gwangmyeong, move-ins continue in large-scale complexes completed through redevelopment projects. In May, Cheolsan Xi The Heritage (3,804 households), redeveloped from Cheolsan 8 and 9 complexes (Cheolsan-dong, Gwangmyeong-si), will move in, and in December, Gwangmyeong Xi The Sharp Forena (3,585 households), redeveloped from Gwangmyeong 1R District in Gwangmyeong-dong, will move in. In Incheon, a total of 31 complexes will move in, including in Geomdan New Town and Songdo.

In the provinces, the move-in volumes are in the following order: △Gyeongnam 19,237 households △Chungbuk 14,810 households △Chungnam 12,710 households △Busan 12,101 households △Gyeongbuk 11,595 households △Daegu 11,134 households. A total of 194 complexes are scheduled for move-in, of which 30 complexes are large-scale with 1,000 households or more.


Individually, the largest complex to start move-ins is Gimhae Yulha The Sky City Zenith & Frau (3,764 households) in Sinmun-dong, Gimhae-si, Gyeongnam, in February. In Daejeon, Dunsan The Sharp Eliph (2,763 households) in Yongmun-dong, Seo-gu, is scheduled for move-in in February. Additionally, Chungbuk Jincheon Gyoseong District Poonglim I-One Premium (2,450 households) is scheduled for move-in in March.


Zigbang explained, "With the impact of loan regulations and political uncertainty including turmoil in the political situation, the atmosphere in the apartment transaction market is cold, and the move-in market is not expected to brighten for the time being. In the metropolitan area, for complexes scheduled to move in after the second half of 2025 (based on the scheduled move-in month in the announcement), fund loans for newly built unsold apartments under the condition of post-mortgage are restricted, so prospective buyers facing move-in are expected to have deep concerns."
