Exclusion of Eunkwang Church from Redevelopment Zone, Acceleration of Redevelopment
Creation of Public Pedestrian Path and Daycare Center
‘Bulgwang 5 District’ in Eunpyeong-gu, Seoul, will be transformed into an apartment complex with up to 35 floors and 2,451 households (including 392 rental housing units) through redevelopment.
On the 18th, the Seoul Metropolitan Government held the 17th Urban Planning Committee meeting and announced on the 19th that it had approved the amendment of the ‘Bulgwang 5 Housing Redevelopment Project Maintenance District and Maintenance Plan Change and Landscape Review Proposal’ with modifications. The building coverage ratio will be applied at 30% or less, and the floor area ratio at 250% or less.
In this review, the church site (Eunkwang Church, 2,485㎡) was excluded from the maintenance district. Eunkwang Church had continuously requested exclusion from the maintenance district, causing conflicts with the association. This was a major reason for the delay of the redevelopment project confirmed in 2008. Recently, as the association completed consultations with the church, the project is expected to accelerate.
Additionally, the plan aims to break away from the monotonous skyline of the existing mid-rise slab-type buildings by arranging high-rise tent-shaped buildings in the center of the complex to create a rhythmic skyline that harmonizes with the surrounding area.
A public pedestrian passage will be created within the complex. It will connect Bulgwang-ro to Bulgwang Neighborhood Park, securing openness. Considering the growing need to expand elderly welfare facilities due to aging, a daycare center will also be built.
The city stated, “With this maintenance plan change, it is expected to improve the deteriorated urban and residential environment around Bulgwang Station, preserve the landscape resources of Bukhansan, and contribute to the stable supply of housing within the city.”
