The private rental apartment complex ‘Guseong Station Platform Zion City 47,’ being developed near Guseong Station in Yongin Special City, Gyeonggi Province, is expected to accelerate tenant recruitment following the official announcement of the district unit plan decision (change) on the 6th. This district unit plan announcement is the first among private rental apartments being developed in the Yongin area.


‘Guseong Station Platform Zion City 47’ was originally planned as a general sale apartment but was changed to a private rental apartment with a 10-year lease before purchase. The district unit plan change was submitted to Yongin City in July 2023. After Yongin City accepted the plan change in February this year, it was conditionally approved by the review committee on October 8, and after receiving documents related to the conditions on November 20, the district unit plan was officially announced on December 6.


The ‘Guseong Station Platform Zion City 47’ private rental apartment, after long consultations with Yongin City Hall’s Urban Policy Division, became the first private rental apartment in the Yongin area to secure an official district unit plan decision announcement. Once architectural review and project approval permits are completed, construction is expected to begin next year, giving momentum to the project. According to real estate experts, “The official announcement of the district unit plan decision means the project has passed the critical 90% milestone, so there should be no issues in proceeding with the project.”

Accordingly, ‘Guseong Station Platform Zion City 47’ plans to submit the multi-family housing architectural review by January 2025 and commence construction in the second half of next year. Additionally, 30% of the total site area, 3,465㎡ (1,050 pyeong), will be developed into parks and roads and donated to Yongin City.


The private rental apartment ‘Guseong Station Platform Zion City 47,’ located at 379 Eonnam-dong, Giheung-gu, Yongin City, Gyeonggi Province, in zones C6 and C7, will consist of three buildings with five basement floors and 47 above-ground floors, housing a total of 415 units. Community facilities, resident convenience facilities, and commercial spaces will also be included.


The apartment units are composed of ▲124 units of Type A (59㎡ exclusive area) ▲289 units of Type B (84㎡) ▲1 unit of Type C (97㎡) ▲1 unit of Type D (97㎡). Approximately 70% of the units are the highly popular 84㎡ size favored by actual users.


The biggest advantage of ‘Guseong Station Platform Zion City 47’ is its station area location, within walking distance of Guseong Station, served by the Metropolitan Area Express Railway (GTX-A) and the Suin-Bundang Line of the metropolitan subway. Using GTX-A from Guseong Station, it takes only 14 minutes to reach Suseo in Gangnam, Seoul. Once Samsung Station opens, connections to Seoul Station and Paju Unjeong Station will be established, further improving accessibility to Seoul and transportation convenience.


Using the Suin-Bundang Line, residents can easily access major southwestern metropolitan cities such as Incheon, Ansan, Suwon, Yongin, and Seongnam. Plans are underway to establish a new subway line between Dongbaek and Bongseon, which is expected to transform Guseong Station into a triple transfer station. The nearby Singal Interchange, connecting the Gyeongbu Expressway and Yeongdong Expressway, provides excellent regional transportation network conditions. Moreover, the ‘Yongin Station Complex Transfer Center’ will be developed at Guseong Station. This transfer center will be the largest in the southern metropolitan area, linking the GTX-A line, Suin-Bundang Line, Gyeongbu Expressway, and regional buses.


Another attraction of ‘Guseong Station Platform Zion City 47’ is its proximity to ‘Yongin Platform City.’ Yongin Platform City is a mega project where Yongin City and Gyeonggi Housing and Urban Corporation (GH) are investing 6 trillion KRW to build a cutting-edge self-sufficient city in the southern metropolitan area.


Yongin Platform City will be developed over approximately 2.73 million㎡ (about 820,000 pyeong) in Bojeong-dong, Giheung-gu, Yongin City. It is four times the size of Pangyo Techno Valley (660,000㎡), a representative self-sufficient city. It will host advanced industries such as semiconductors and medical sectors, the GTX-A Guseong Station Complex Transfer Center, Suin-Bundang Line Guseong Station, department store malls, hotels, mixed-use office complexes, MICE (Meetings, Incentives, Conferences, and Exhibitions) facilities, and residential areas.


‘Guseong Station Platform Zion City 47’ is also well-equipped with convenience facilities. Nearby are Nonghyup Hanaro Mart, Guseong-dong Community Center, Guseong Police Station, various clinics, and a medical center with lifestyle convenience facilities, all within walking distance. ‘Guseong Station Platform Zion City 47’ falls under the ‘long-term general private rental housing’ category among the four types of private rental housing. This type allows purchase conversion after 10 years, meaning residents can live in the unit for 10 years before converting the lease into ownership. Since residents do not own the property during the 10 years, they are exempt from acquisition tax, comprehensive real estate tax, and other related taxes.


‘Guseong Station Platform Zion City 47’ can be applied for by any adult aged 19 or older without a subscription process. The promotional center is located on Guseong-ro, Giheung-gu, Yongin Special City.
