Construction of Knowledge Industry Center by Integrating Two Districts
Commercial and Office Facilities to Be Built on Floors 1 to 3
A knowledge industry center with a maximum height of 18 floors will be constructed in Munrae-dong 1-ga A District, Zones 8 and 11, located between Munrae Station and Sindorim Station.

On the 5th, the Seoul Metropolitan Government announced that it held the 16th Urban Planning Committee meeting and approved the revised plan for the redevelopment of Munrae-dong 1-ga A District, Zones 8 and 11.
Munrae-dong 1-ga A District, located around 55 Munrae-dong 1-ga, Yeongdeungpo-gu, was designated as a large-scale full demolition type redevelopment zone in 2013. Since the project was not implemented for a long time, it was changed to a small-scale general maintenance type in 2021 and has been promoted accordingly.
The knowledge industry center will be built with six basement floors and 18 above-ground floors. Neighborhood living facilities and office spaces will be located on the 1st to 3rd floors above ground. The knowledge industry center will occupy the 1st and 2nd basement floors and the 4th to 18th floors above ground. The floor area ratio is applied at 722.14% or less, and the building coverage ratio at 52.63% or less.
The project site is an area where arterial commercial zones and general commercial zones coexist along Gyeongin-ro. To compensate for the narrow and elongated land conditions, two zones will be integrated (land area of 5,245.3 ㎡) to construct the knowledge industry center and develop maintenance infrastructure such as parks and roads.
A park (423㎡) on the west side of the project site and two publicly accessible open spaces (858㎡, 17% of the land area) will be provided to create green spaces and rest areas for workers.
Due to the possibility of traffic overload caused by integrated development, the surrounding roads will be widened from one-way streets (6?8 m) to two-way streets with three lanes and a width of 10 m, and pedestrian spaces will be created with a width of at least 3 m.
The Seoul Metropolitan Government stated, "With this decision, the introduction of the knowledge industry center and provision of green spaces along the aging Gyeongin-ro in Yeongdeungpo will strengthen the urban functions of the Gyeongin-ro axis and enhance urban vitality."
