Jeonse Prices Rise and Listings Decrease, 'The Sharp Tangjeong Infinity City Phase 3' Long-Term General Private Rental

As jeonse prices continue to rise steadily and the number of listings is expected to decrease, the jeonse market is anticipated to become unstable. Amid this housing market uncertainty, POSCO E&C’s “The Sharp Tangjeong Infinity City Phase 3,” a long-term general private rental apartment complex, is gaining attention as a stable and reasonable option.

According to statistics from the Korea Real Estate Board, as of last October, the nationwide apartment jeonse price index rose by 0.24% compared to the previous month. This marks a continuous increase for 17 months since June 2023. As jeonse prices rise, reliance on loans is increasing, and tenants’ interest burdens are also growing. In this situation, long-term general private rental apartments can serve as a practical alternative that offers tenants both stability and economic flexibility.

Apartment supply is also on the decline, and jeonse listings are expected to decrease accordingly. According to data from Real Estate R114, this year’s move-in volume was recorded at 363,851 households, but next year’s expected move-in volume (including rentals) is projected to be only about 70% of this year’s, at 263,699 households. In particular, the move-in volume is expected to drop to 157,750 households in 2026. This supply shortage is likely to act as additional upward pressure on prices alongside the decrease in jeonse listings. In this context, “The Sharp Tangjeong Infinity City Phase 3” is considered a suitable choice for those seeking relief from the jeonse shortage and stable housing.

The Sharp Tangjeong Infinity City Phase 3 consists of 9 buildings ranging from 3 basement floors to 35 above-ground floors, with a total of 1,163 households, of which 188 are designated as long-term general private rental units. The units range from 70㎡ to 84㎡, designed as small to medium-sized units preferred by actual residents. All units feature a 4-bay slab-type cross-ventilation layout that maximizes natural light and airflow, and the south-facing orientation allows some units to enjoy views of Maegokcheon and Gokgyocheon streams. With a building coverage ratio of 13.29%, the complex offers ample distance between buildings and landscaped spaces, along with 1.3 parking spaces per household.

The greatest advantages of long-term general private rental housing are stability and flexibility. Rent increases are capped at 5% per year, and the Housing and Urban Guarantee Corporation (HUG) provides guarantee insurance to ensure the return of rental deposits. Additionally, there are no tax burdens such as acquisition tax or property tax associated with home ownership, and tenants are given priority when converting to ownership after the rental period ends, providing an opportunity to own a home. This combination of housing stability and relief from economic burdens makes long-term general private rental housing a rational choice.

The location is excellent. The complex is close to Tangjeong Station on Subway Line 1, offering excellent access to Seoul and the metropolitan area, and the KTX·SRT Cheonan-Asan Station is also nearby. Road networks such as Isunsin-daero and the Dangjin-Cheongju Expressway are well established. Furthermore, with Asan City included in the GTX-C line extension plan, transportation conditions are improving, enhancing future value.

Various convenience facilities such as Moda Outlet, CGV, Galleria Department Store, and E-Mart Traders are located around the complex, along with green spaces harmonizing with nature, including Gokgyocheon, Yonggok Park, and Jisan Park. Additionally, Tangjeong 8 Elementary School (scheduled to open in 2027, tentative name) and Tangjeong 4 Middle School (scheduled to open in 2027, tentative name) are nearby, providing an excellent educational environment.

Applying for subscription is simple. Anyone aged 19 or older with Korean nationality can apply regardless of home ownership status, subscription to a housing subscription savings account, or place of residence. Multiple applications by type are allowed, increasing the chances of winning, and winners can freely transfer their lease rights before or after moving in, allowing flexible choices.

The model house for “The Sharp Tangjeong Infinity City Phase 3” is located in Jangjae-ri, Baebang-eup, Asan-si, Chungnam Province. Detailed information is available on the official website.
