'Choyoksekwon' Heukseok 2 District Reborn with 49 Floors and 1012 Households

Seoul Dongjak-gu Heukseok 2 District, located in the ultra-station area of Heukseok Station on Subway Line 9, will be redeveloped into a large apartment complex with over 1,000 households and up to 49 floors through public redevelopment.

On the 28th, Seoul City announced that it held the 8th Urban Renewal Committee meeting and approved the amendment to the redevelopment promotion plan for Heukseok 2 District.

The target site, located at 99-3 Heukseok-dong, Dongjak-gu, was selected as a first-phase candidate for public redevelopment in 2020 and passed the review after four years. Under this plan, a total of 1,012 households will be constructed. Among them, 352 units will be public housing, planned to be mixed with sale housing. The height is allowed up to 185 meters, or 49 floors.

Heukseok 2 District is an ultra-station area directly connected to Heukseok Station on Line 9, and some units are expected to have views of the Han River. Reflecting the locational characteristics at the entrance of Heukseok-dong, the city included architectural plans that can establish this area as a new landmark. Along the Heukseok-ro adjacency, street-type commercial facilities will be arranged. Two public pedestrian pathways have also been designated, including a 6-meter-wide three-dimensional public pedestrian passage connecting Heukseok Station and Chung-Ang University Hospital. Heukseok-ro is planned to be expanded to a road width of 21.5 to 26 meters. On the south side of the complex, public offices and social welfare facilities will be constructed.

Heukseok 2 District will proceed with the project implementation approval process through the Seoul City Integrated Maintenance Project Review Committee and others. Han Byung-yong, Director of the Housing Office, said, "We expect that the establishment of a new landmark in Heukseok-dong, along with street activation, will significantly improve the living conditions of local residents."
