Jungnang-gu, Mangu 1 District Public Reconstruction Maintenance Plan Amendment (Draft) Passes Urban Planning Committee Review
First Urban Planning Committee Review Passed in Jungnang-gu After Announcement of 'Basic Maintenance Plan' to Improve Project Feasibility
Maximum Floors Increased from 13 to 25, Total Apartment Units Raised from 420 to 581
Jungnang-gu (Mayor Ryu Gyeong-gi) has had the amendment plan for the Mangu 1 Public Reconstruction Maintenance Project Zone, which is being promoted as a public reconstruction, approved with modifications for the first time by the Urban Planning Committee (Authorized Subcommittee) in Jungnang-gu.
The Mangu 1 Public Reconstruction Maintenance Project Zone had already prepared a maintenance plan and completed the resident inspection process before the announcement of the basic maintenance plan last September. To accelerate the project and provide maximum benefits to residents, the district and Seoul City quickly consulted on measures to improve project feasibility, and with this review approval, the feasibility improvement measures can now be immediately applied.
Additionally, the official land price of the Mangu 1 Public Reconstruction Maintenance Project Zone was significantly lower compared to the average official land price of Seoul City, resulting in a project feasibility correction coefficient of 2.0 being applied. Accordingly, the zoning was changed from the Second General Residential Area (7 floors) to the Third General Residential Area, and the floor area ratio was increased from 227.01% to 271.35%.
The maximum number of floors was also increased from 13 to 25, and the total number of apartment units rose from 420 to 581, greatly improving the project feasibility.
Furthermore, the current maintenance plan for the Mangu 1 Public Reconstruction Maintenance Project Zone includes the creation of public parking lots, public offices, and public walkways, which is expected to resolve parking issues in Mangubon-dong and enhance the convenience of local residents. In particular, based on communication with residents, the area is set to be reborn as a residential complex that improves the quality of life for its residents.
Ryu Gyeong-gi, Mayor of Jungnang-gu, stated, “The project, which had been delayed for a long time, is now being actively promoted and its feasibility has been improved in line with Seoul City’s policy direction. We expect this to give momentum to the promotion of projects in areas where redevelopment was difficult due to relatively low feasibility.”
The Mangu 1 Public Reconstruction Maintenance Project Zone will finalize the architectural plan through integrated reviews including architecture, traffic, and education after the announcement of the maintenance plan reflecting the approved modifications, and the project will be actively promoted.
