As excellent educational environments enhance admission competitiveness, continuous housing demand has led to stable or rising housing prices, generating high expectations for newly launched residential complexes.
According to data from the Ministry of Land, Infrastructure and Transport's actual transaction price system, even in Daegu's depressed real estate market, the 'Hillstate Beomeo' in Beomeo-dong, Suseong-gu, with a net area of 84㎡, was traded at 1.57 billion KRW in August. This price is three times the average sale price in Suseong-gu (510.9 million KRW, source: Real Estate R114). Beomeo-dong in Suseong-gu, Daegu, is recognized as a nationally prestigious school district. Large private academies are densely concentrated along the section from Beomeo Station to Manchon Station, making it a mecca for private education facilities.
The atmosphere in Ulsan is similar. In Sinjeong-dong, Jung-gu, known as Ulsan's Daechi-dong, the 'Munsuro Daegongwon Eileen's Garden' with a net area of 84㎡ was traded at 947 million KRW in August, nearing a recovery to 1 billion KRW. This is about 2.4 times the average price in Nam-gu, Ulsan, which is 390.06 million KRW.
In the Chungcheong region, Dunsan-dong in Seo-gu, Daejeon, and Buldang-dong in Seobuk-gu, Cheonan, are famous for their prestigious school districts and lead local apartment prices. In Dunsan-dong, the core school district of Daejeon Seo-gu, the 'Clover' apartment with a net area of 84㎡ was traded at 1.08 billion KRW in June, more than twice the average price in Seo-gu (413.08 million KRW).
Cheonan Buldang-dong, the only emerging local school district powerhouse outside metropolitan cities, also leads local housing prices. The 'Cheonan Buldang Jiwel The Sharp' with a net area of 84㎡ was traded at 847 million KRW in July, significantly exceeding the average price in Seobuk-gu, Cheonan (373.87 million KRW). In 2021, it was traded at 980 million KRW, and the 112㎡ unit recorded a new high of 1.55 billion KRW, demonstrating the strength of local school districts.
Thus, Cheonan Buldang-dong, with its prestigious school district, has apartment prices that surpass the local average and approach metropolitan city levels, with price differences compared to Ulsan's top-tier areas being within about 100 million KRW. As Cheonan is expected to reach a population of 700,000 next year, it is anticipated to strengthen its status as a city leading prices compared to other local cities.
An industry insider said, "Since good school districts are scarce in local areas, demand naturally concentrates on the few prestigious school districts," adding, "Unlike the metropolitan area, specific school districts attract students from entire wide living zones such as Chungnam and Gyeongbuk, so housing demand remains steady."
As university admission methods diversify, admission strategies have become more complex, and strategies actively utilizing local preferential admissions have emerged. A representative example is the medical school local talent admission. The government's expansion of medical school quotas has significantly increased the preference for local school districts. Particularly, medical schools do not insist on metropolitan area admission, which also plays a role.
This trend is clearly seen in Jeonju, Jeonbuk. In February this year, Seosin The Sharp Vivaldi in Seosin-dong, Wansan-gu, recorded a competition rate of 55 to 1 with 35,797 applicants for 644 general supply units. It attracted attention as it is close to the prestigious Seosin Middle School, a representative school in Jeonju, and nearby Sangsan High School, known as a top school in medical-related fields.
Town and township school districts are also gaining attention because they can secure opportunities through the rural special admission system. This system offers chances in both early and regular admissions and competes separately from general admissions, making it a consistently effective admission strategy.
Thanks to this, major town and township school districts face fierce subscription competition. 'The Sharp Tangjeong Infinity City' supplied in Tangjeong-myeon, Asan-si, Chungnam, attracted a total of 64,086 applicants across three rounds this year. In the adjacent Baebang-eup, 'Asan Baebang Geumgang Pentarium Central Park,' launched in August, recorded an average first-priority competition rate of about 15 to 1.
An industry insider said, "Among town and township areas eligible for the rural special admission system, regions with sufficient infrastructure often see 'reverse study abroad' cases where students from the metropolitan area move in," adding, "Since eligibility requires at least six years of residence, the duration of stay in the area is also long."

With market attention focused on local school districts, Asan has become a hot topic with the announcement of a supply through the 'Asan New Town Central City Urban Development Project.' GS Construction announced plans to launch 'Asan Tangjeong Xi First City' in December.
Asan Tangjeong Xi First City will be the first supply within the Asan New Town Central City Urban Development Project, planned to be developed with a total of 3,673 households across three blocks (A1, A2, A3) within the zone. Starting in December this year, the A1 block (basement 2 floors to ground 35 floors, 6 buildings) will offer 797 households (net areas of 59, 84, and 125㎡) for sequential sale.
The area around Dongsan-ri, Tangjeong-myeon, where the complex will be supplied, is the township seat, allowing challenges for the rural special admission system while conveniently accessing the well-established academy district in nearby Cheonan Buldang-dong. An elementary school is planned to be newly established within the urban development zone, and with the development of the Asan Tangjeong 2 Urban Development Project to the west, public education conditions such as middle and high schools are expected to improve. The Asan Tangjeong 2 Urban Development Project, located to the west, began compensation procedures in September and is a development project for about 21,000 households, connecting with the Buldang district and Asan New Town Central City to form a new residential axis.
Job opportunities and living infrastructure are also well established. Samsung Asan Display City, Samsung Electronics Nano City Onyang Campus, and Samsung SDI Cheonan Plant are nearby, and shopping facilities such as department stores, Costco, and E-Mart are conveniently accessible.
An industry insider said, "As apartment construction in Cheonan Buldang-dong is completed and the age of existing apartments increases, high interest is expected in newly built complexes within the Asan New Town Central City Urban Development Project adjacent to it. This area has a locational advantage as it is close to the existing school district center, Buldang-dong, allowing residents to enjoy educational infrastructure such as academy districts," adding, "Especially, the merit of new complexes and the preference for stable educational environments among parents raise the residential value."
