Hanam-si Holds Preliminary Briefing on K-Star World Private Sector Operator Recruitment
Project to Develop a 1.7 Million㎡ Video Culture Complex in Misa-dong Area

Hanam City, Gyeonggi Province (Mayor Lee Hyun-jae) held a preliminary business briefing session on the 26th at COEX in Samseong-dong, Gangnam-gu, Seoul, in preparation for the public offering of private business operators related to the K-Star World development project, which is being promoted as a key project.

The K-Star World development project is a large-scale urban development and complex development of a video culture complex that concentrates video cultural content such as K-pop performance halls, film shooting studios, and hotels on a 1.7 million square meter site in the Misa-dong area of Hanam City.


Hanam City has been implementing related institutional arrangements such as the criteria for lifting the development restriction zone for the promotion of this project, consultations with related organizations, and service promotion, and with the project now on track, held the briefing session on this day.


The briefing session was held with key guests including Jo Dong-tak, Chairman of Gangdong-gu Council, and Na Jong-ho, Vice Chairman of the Small and Medium Enterprise Association. Major domestic construction companies, securities firms, and related organizations such as Kookmin Bank, Korea Investment & Securities, Woori Bank, GS Construction, and POSCO attended, showing great interest in K-Star World.


The briefing was divided into three areas: Hanam City’s future development strategy, the K-Star World development plan, and the basic direction of the public offering, which were introduced in detail.


The future development strategy introduced Hanam City’s increasing trends in population and businesses, infrastructure expansion plans including five railway networks and five metropolitan road networks, large-scale projects underway such as K-Star World, Camp Colburn, and Gyosan New Town, as well as central government support related to K-Star World.


The K-Star World development plan highlighted the excellent location along the Han River, accessibility to Incheon International Airport, railways, and expressways, and introduced domestic and international cases. As an introduction function, it proposed a 170,000 square meter anchor facility plan to establish a platform for global cultural exchange and the video and cultural industry.


The basic direction of the public offering is to hold a preliminary briefing session to inform companies interested in participating in advance, considering it is a large-scale project, to provide sufficient opportunities for excellent companies to participate in the project.


The main content involves selecting a private business operator through a consortium formed by public and private companies. Once the operator is selected, a PFV (Project Financing Vehicle) will be established to promote the complex development and construction projects, and the development profits generated will be donated to Hanam City as land for anchor facilities (such as arenas and studios).


The project schedule plans to proceed with the public offering of private business operators in the second half of 2025, once the basic plan and project feasibility study are completed.


Mayor Lee Hyun-jae of Hanam City said, “I deeply appreciate the high interest shown in the K-Star World development project,” and added, “Not only the opinions proposed at today’s preliminary briefing session but also any good suggestions in the future will be actively reflected. Through the K-Star World development project, we will make Hanam a global cultural hub.”
