HDC Hyundai Development Company’s ‘Seoul One I-Park,’ supplied through the development of the Gwangwoon University Station area, has recorded an unprecedentedly high competition rate in the special supply, and the competition among buyers is expected to intensify in today’s first-priority subscription.
According to data from the Subscription Home, the special supply results for ‘Seoul One I-Park’ conducted on the 25th (Monday) showed an astonishing competition rate of 1794 to 1 for the 59㎡ exclusive area lifetime first-time special supply (2 units offered, 3588 applications received).
Besides this, most housing types, except for some medium-to-large units, experienced competition in the special supply, resulting in most of the special supply units being exhausted.
Industry experts stated, “Most of the special supply applicants are buyers with relatively low purchasing power, such as first-time homebuyers and newlyweds,” adding, “Since buyers with purchasing power, such as those in their 40s and 50s and one-home owners who are not eligible for the special supply, are expected to flock to the first-priority subscription, the competition is expected to become fierce.”
The first-priority subscription for ‘Seoul One I-Park’ held on the 26th (Tuesday) offers 1,414 units for general supply, of which 992 units are medium-to-large sized with an exclusive area exceeding 84㎡, accounting for 70% of the total supply.
Looking at the special supply results, 120 applications were received for 124 medium-to-large units allocated, indicating that most of the special supply allocation has been exhausted.
In particular, although ‘Seoul One I-Park’ is located in Seoul, it is in a non-regulated area, and winners are selected by a 100% lottery system for medium-to-large units, so it is highly likely that many one-home owners and applicants with relatively low subscription scores will flock.
The industry expects that ‘Seoul One I-Park,’ which positions itself as a high-end complex centered on medium-to-large units, will smoothly close the first-priority subscription, which is the real game for buyers with genuine purchasing power.
