Apgujeong 2 District in Gangnam-gu, Seoul, will be redeveloped into a super high-rise apartment building as tall as the 63 Building (63 Square) in Yeouido. It is the first redevelopment complex in the Apgujeong area to have its maintenance plan finalized. The plan includes removing fences and creating an open complex that allows any citizen to cross the apartment complex and access Hangang Park.

On the 25th, the Seoul Metropolitan Government held the 12th Urban Planning Committee's authorized subcommittee meeting and announced on the 26th that the maintenance district and maintenance plan amendment for Apgujeong 2 District (Hyundai 9, 11, 12 complexes) were approved with modifications. The maintenance plan was finalized 16 months after joining Seoul's Rapid Integrated Planning in July last year.


Apgujeong 2 District, completed in 1982 and now entering its 42nd year, will be reborn through this review as 12 buildings with a maximum height of 250 meters and 2,606 households. The floor area ratio was decided to be below 300%.


The highly anticipated maximum number of floors was not decided this time. A Seoul city official stated, "The number of floors will not be decided by the Urban Planning Committee. The association can freely plan the number of floors within the maximum height, and the specific number of floors will be determined later during architectural reviews." The finalized maximum height of 250 meters is lower than the previous maintenance plan's 263.5 meters. However, since it is comparable to Yeouido's super high-rise buildings such as Park One Tower 2 (256m) and the 63 Building (249m), Apgujeong 2 District is also expected to feature super high-rise apartments.


Overall, the complex's center will be high-rise, while the outskirts and riverside will have a tent-shaped skyline with lower floors. The area around Nonhyeon-ro at the southern end of Dongho Bridge, connecting Gangnam and Gangbuk, is planned to be low-rise with 20 to 39 floors. The road adjacent to Hyundai High School on the west side of the apartments will also have mid-to-low-rise buildings of 25 floors or less to reduce the sense of oppression.


The complex design will also be diversified. The area near Dongho Bridge will be designated as a special zone for main building design, allowing tower-type main buildings. Symbolic designs will be placed so that Apgujeong 2 District can become a scenic landmark when entering the city center from Dongho Bridge. At the starting point of the three-dimensional pedestrian bridge leading to Hangang Park, community facilities will be built without main buildings above, creating a plaza to provide users with a sense of openness.


An 8-meter-wide public pedestrian path starting from the southern entrance of the complex will naturally connect through the center of the complex to the three-dimensional pedestrian bridge on the north side. The plan allows any citizen visiting Apgujeong to pass through Apgujeong 2 District and access Hangang Park.


Implementing the concept of an open complex, no fences will be installed so that anyone can use the public pedestrian path and three-dimensional pedestrian bridge. Resident community facilities such as senior centers, daycare centers, small libraries, care centers, swimming pools, and multipurpose gyms will also be open to the public. Along the public pedestrian path named 'School Road' near Hyundai High School, neighborhood living facilities and education-related community facilities will be placed to create a safe walking path.

In the Apgujeong-dong area, about 10,000 households in apartments such as Miseong, Hyundai, and Hanyang are divided into six districts undergoing redevelopment. Among them, Districts 2 to 5 have completed Rapid Integrated Planning, and Apgujeong 2 District was the first to have its maintenance plan approved.


With the approval of Apgujeong 2 District's review, redevelopment in the Apgujeong-dong area is expected to accelerate. Districts 3, 4, and 5, which are undergoing Rapid Integrated Planning, have either completed or are currently undergoing public inspection of their maintenance plans. The results of this review may serve as a benchmark for the redevelopment reviews of Districts 3, 4, and 5.


According to the step-by-step deadline system introduced by Seoul last month for Rapid Integrated Planning, Apgujeong 2 District must request the announcement of the maintenance plan decision within three months after the Urban Planning Committee's review is completed. After the announcement, integrated reviews on architecture, traffic, education, and environment will be conducted to finalize the architectural plan.


Han Byung-yong, Director of the Housing Office, said, "The remaining three Apgujeong districts are also preparing for Urban Planning Committee reviews. If plans that balance public interest and efficiency are presented, we will do our best to expedite administrative procedures." He added, "We hope that the Apgujeong area, a key location in Gangnam, will not only lead waterfront residential culture but also form a diverse skyline and unique Hangang riverside landscape."
