New Apartment Sale Prices to Rise Further Next Year... 'Seongnam Umirin New City' Sale

Pressure on apartment sale prices is expected to intensify further next year. This is because from 2025, 'Zero Energy Building Certification' will be mandatory for private apartments with 30 or more households.


Last April, the Ministry of Land, Infrastructure and Transport announced that it would establish standards for energy-saving eco-friendly housing construction and implement them from June next year. Zero Energy Building Certification evaluates buildings in five stages based on enhanced performance in insulation, ventilation, and the extent of renewable energy use to reduce greenhouse gases during construction.


While public sale apartments and rental apartments have been required to obtain 5th-grade certification (energy self-sufficiency rate of 20-40%) since last year, private apartments were granted a one-year grace period until this year due to factors such as the downturn in the construction market, and the certification will be applied from next year.


The Zero Energy Building Certification is expected to increase apartment construction costs, and with rising raw material and labor costs, sale prices are anticipated to rise further. According to the private apartment sale price trends announced by the Housing and Urban Guarantee Corporation (HUG), the nationwide private apartment sale price per 3.3㎡ was 18.816 million KRW in September this year. This represents a 7.7% increase compared to 17.468 million KRW in January this year.


In particular, Daejeon was found to have prices higher than the national average. The sale price per 3.3㎡ of private apartments in Daejeon was 16.189 million KRW in September this year, an 8.9% increase from 17.623 million KRW in January.


Industry insiders say, "Zero Energy Building Certification will be directly reflected in sale prices," adding, "For buyers preparing to purchase a home, it may be better to focus on apartments currently on sale rather than waiting for new apartment complexes."


As interest in previously sold complexes grows due to rising sale prices, attention is turning to 'Seongnam Umirin New City,' which is being sold by WooMi Construction in the Dong-gu area of Daejeon.


This apartment, located at the Seongnam 1 District redevelopment site in Dong-gu, Daejeon, is a large complex consisting of 9 buildings ranging from 2 basement floors to a maximum of 34 floors above ground, with a total of 1,213 units ranging from 39 to 84㎡ in exclusive area. Nearby, there are 25 old town redevelopment districts, which will be developed into a new city with up to 32,674 households. Furthermore, the down payment has been reduced from the existing 10% to 5%, and interest-free benefits on interim payments are provided, reducing the initial financial burden for buyers.


Seongnam Umirin New City offers abundant living infrastructure. Various convenience facilities such as E-Mart, CGV, and Youngpoong Bookstore are located nearby, and Daejeon Korean Hospital, the only general hospital in Dong-gu, Daegu, is also accessible.


Safe walking routes to school make the educational environment excellent for children. Gayang Elementary and Seongnam Elementary are located right in front of the complex, and within a 1.5 km radius are Gayang Middle, Woosung Middle, Woosung High, and Bomun High, providing outstanding educational conditions.


The complex boasts fast and convenient transportation. Daejeon Station, where KTX, SRT, and Daejeon Subway Line 1 stop, is located nearby. The Daejeon Urban Railway Line 2 tram stations, Dongbu Negeori Station (tentative name) and Gayang Negeori Station (tentative name), confirmed to begin construction this year, will also be within walking distance. Additionally, Daejeon Complex Bus Terminal, Uam-ro, and Dongseo-daero are accessible.


Various community facilities are provided to enhance residents' living satisfaction. Sports facilities such as a fitness center, golf practice range, Moms Station, and GX room will be installed, along with male and female reading rooms, a children's library, Lynn Cafe, and a library.

Seongnam Umirin New City is designed with all units facing south and primarily slab-type layouts, offering excellent openness, ventilation, and lighting. A sales representative explained, "With the mandatory Zero Energy certification and rising construction and labor costs, apartment sale prices are expected to rise sharply next year as well, and interest in Seongnam Umirin New City, which offers reasonable prices and various financial benefits, is gradually increasing."


Meanwhile, the model house for 'Seongnam Umirin New City' is located in the Sanggye-dong area of Yuseong-gu, Daejeon.
