Transit-Oriented Complex 'DeFine Gwangan' Voluntary Supply Subscription Today

Transit-Oriented Complex 'DeFine Gwangan' Voluntary Supply Subscription Today

As expectations for market recovery rise, the sorting of prime locations and future value is intensifying.


Recently, in the pre-sale market, complexes with excellent residential environments?such as transportation conditions, educational environment, brand reputation, and large-scale developments?are gaining attention. These locations are key factors that enhance residential satisfaction and, due to their scarcity, establish themselves as landmark apartments leading the local real estate market.


Complexes boasting such excellent locations also show outstanding subscription results. For example, 'Raemian Sentrypole,' which was offered for sale in October in the Okryeon-dong area of Yeonsu-gu, Incheon, attracted significant interest due to its branded large-scale complex, convenient transportation network, and living infrastructure. It recorded an average competition rate of 31 to 1 with 18,957 applicants competing for 611 units.


‘The Define Gwang-an,’ offered by SK Ecoplant last month in the Gwang-an-dong area of Suyeong-gu, Busan, also received the highest number of subscription applications in Busan’s pre-sale market this year due to its excellent location. The complex saw a total of 4,295 subscription applications for 327 units in the first-priority subscription, resulting in an average competition rate of 13.1 to 1 and a peak of 47 to 1, making it the most successful complex in Busan this year.


Industry experts explain, "Branded large-scale apartment complexes located in areas with good transportation, living infrastructure, and excellent educational environments often become landmarks within their regions. These complexes tend to maintain strong demand and performance not only in the pre-sale market but also in the sales and rental markets, indicating high future value."


Meanwhile, ‘The Define Gwang-an,’ which recorded the highest competition rate in Busan’s pre-sale market this year, will hold a discretionary supply subscription today (the 20th).


Located in the Gwang-an-dong area of Suyeong-gu, Busan, The Define Gwang-an is a complex consisting of 10 buildings ranging from basement level 2 to 31 floors above ground, with a total of 1,233 units including rental units, with exclusive areas ranging from 36 to 115 square meters. Among these, 93 units are available through this discretionary supply.


Subscription applications will be accepted on November 20 (Wednesday) via the Korea Real Estate Board’s Subscription Home website, with winners announced on the 25th (Monday) and official contracts signed on the 27th (Wednesday). Subscription eligibility requires applicants to be at least 19 years old as of the announcement date (November 18), with no restrictions on residence area, home ownership, or re-subscription limitations.


Discretionary supply subscriptions are for units where the initial subscription contract was canceled due to simple change of mind or disqualification after the initial sale was completed. These units are supplied at the original sale price, and applicants can subscribe without the need for a subscription savings account or meeting strict scoring criteria, making demand high.


The Define Gwang-an is located just a 2-minute walk from Gwang-an Station on Busan Subway Line 2, offering a premium ultra-station area advantage. Additionally, it is close to Suyeong Bridge, Suyeong Tunnel, Beonyeong-ro, Namhaean Expressway, and Gyeongbu Expressway, making travel to other areas convenient.


Living infrastructure and educational environments are also excellent. Nearby are Lotte Department Store, Shinsegae Department Store, BEXCO, Homeplus, Costco, and the Sports Culture Town. Hoam Elementary School, Suyeong Middle School, and Donga Middle School are within walking distance, and the nearby Namcheon-dong academy district provides outstanding educational conditions.


Residents can also enjoy differentiated community facilities. A library featuring a book curation service by Choi In-ah Bookstore will be introduced. Additionally, there will be a screen golf zone, indoor golf practice range, sauna, fitness center, GX room, tea house, and senior club.


A sales representative stated, “This apartment is located in a highly preferred residential area within Busan, with living infrastructure already in place, allowing residents to enjoy convenient living immediately after moving in. As a branded large-scale apartment complex attracting strong interest from buyers, we expect high demand even in the non-priority subscription.”


Meanwhile, the model house for ‘The Define Gwang-an’ is located near the Wondong IC in Jaesong-dong, Haeundae-gu, Busan.
