Yeongdeungpo Dangsan-dong 'ePyeonhansesang Dangsan River Park' Cyber Housing Exhibition Hall Opens

Pre-sale complexes in the Seoul metropolitan area, including Seoul, continue to see strong subscription demand and sellouts.


According to industry sources on the 27th, Lotte Construction's 'Cheongdam Le El' in Cheongdam-dong, Gangnam-gu, Seoul, recorded a competition rate of 667 to 1 in the first-priority subscription last month and completed contracts for all units on the 22nd.


All pre-sale complexes in the Seoul area have been sold out. In February, Maple Xi in Jamwon-dong; in July, Raemian One Pentas in Banpo-dong and Mapo Xi Hillstate Rachels in Mapo-gu; in August, Raemian Lebentus in Dogok-dong and The H Bangbae in Bangbae-dong; and in October, Cheongdam Le El in Cheongdam-dong all completed contracts. Notably, the Mapo Xi Hillstate Rachels residence rights sold in a non-regulated area recently traded for over 2.08 billion KRW, which is more than 300 million KRW above the pre-sale price, drawing attention.


The enthusiasm of the 'Eoljuksin' phenomenon continues not only in Seoul but also in the metropolitan area. In Gimpo-si, Gyeonggi Province, 'Hangang Sujain Obcent' sold out within two weeks of contracts despite being a large complex with over 2,000 units available for general supply. Similarly, 'Hillstate Lake Songdo 5th' completed contracts for all units despite controversy over high pre-sale prices, demonstrating the popularity of Eoljuksin.


A real estate expert said, “The preference for new apartments over existing ones has long been established, but despite years of rising pre-sale prices, the number of applicants increased this year for the first time in four years, indicating that the Eoljuksin phenomenon is becoming more pronounced. Especially in Seoul, where supply is limited, new apartments have scarcity value, so competition rates are inevitably rising day by day.”


Meanwhile, DL E&C opened a cyber housing exhibition hall on November 15 for ‘e-Pyeonhansesang Dangsan River Park,’ built through the reconstruction maintenance project of Yuwon Jeil 1st Apartment in Dangsan-dong, Yeongdeungpo-gu, Seoul.


The subscription schedule starts with special supply on November 25, followed by first-priority subscription applications on November 26, and second-priority subscription applications on November 27. The announcement of winners will be on December 3, and official contracts will be conducted over three days from December 16 to 18.


The first-priority eligibility requires a subscription savings account membership of at least one year and payment of the deposit amount according to the region and area. Anyone aged 19 or older residing in Seoul as of the announcement date can apply regardless of home ownership. The resale restriction period is one year, with no restrictions on re-subscription or mandatory residence period.


e-Pyeonhansesang Dangsan River Park is a complex with 8 buildings ranging from 3 basement floors to 25 above-ground floors, with a total of 550 households and exclusive areas of 44 to 84㎡. Among them, 111 units with exclusive areas of 51 to 59㎡ will be supplied for general sale. The general sale units consist of △51㎡A 56 units △51㎡B 43 units △59㎡A 1 unit △59㎡B 11 units, characterized by excellent transportation accessibility.


The complex is located within walking distance of Yeongdeungpo-gu Office Station on subway lines 2 and 5, making it a double-station area, and Dangsan Station, which serves lines 2 and 9, is also nearby. Using these, residents can conveniently access major business districts in Seoul such as Yeouido (YBD), Gwanghwamun (CBD), and Gangnam (GBD), offering excellent proximity to workplaces.
