Construction of 962-Unit Apartment in Aging Residential Area near Line 9 Deungchon Station

An apartment complex with up to 21 floors and 962 households will be newly constructed near Deungchon Station on Seoul Subway Line 9.


On the 11th, Seoul City announced that, following the 9th Seoul Metropolitan City Urban and Architectural Joint Committee review in 2024 (2024.07.04), it decided on the urban management plan (district unit plan area and district unit plan for Deungchon-dong 365-27) for the area around 365-27 Deungchon-dong, Gangseo-gu, in accordance with Article 30 of the National Land Planning and Utilization Act and Article 25 of the Enforcement Decree of the same Act.

According to the plan, the site will have buildings up to 21 floors with 962 households (including 41 public rental units). The zoning was changed from Type 1 General Residential Area and Type 2 General Residential Area to Type 2 General Residential Area for efficient land use in the housing construction project area. The site is adjacent to arterial roads such as Gonghang-daero and Deungchon-ro, as well as the subway, providing excellent accessibility and characteristics of a station area.


The site is located within an airport height restriction zone, with about 73% of all buildings on the site being over 20 years old, and 51% being buildings of three floors or less. Numerous development plans such as housing reconstruction maintenance projects, Moa Town, and station area policy projects are being established and carried out around the site.


Guidelines for natural landscape districts and low-rise placement areas adjacent to schools (8 floors or less) were prepared to enable efficient land use and building planning. Rational infrastructure improvements were planned through road connections and widening, school routes, walking paths, and street environment improvements (such as sidewalk-type front open spaces) to link and strengthen the district center. Publicity was secured by donating 41 public rental housing units, creating public pedestrian pathways considering the existing urban organization, and installing publicly accessible open spaces.
