Brain City Location Subject to Floor Area Ratio Regulation
Positive Factors Including Metropolitan Area Semiconductor Cluster
Hanyang announced on the 11th that it will launch the sale of ‘Pyeongtaek Brain City Sujain’ next month.
Pyeongtaek Brain City Sujain will be built on the joint 8BL site in Brain City, Pyeongtaek-si, Gyeonggi Province, consisting of 6 buildings with 2 basement floors to 34 above-ground floors, totaling 889 households with exclusive areas of 59㎡ and 84㎡. The number of households by type is ▲232 units of 59㎡ and ▲657 units of 84㎡. It is composed of small to medium-sized types preferred by buyers. Parking spaces are 1.35 per household (1,207 spaces for the apartment complex).
The complex features a 4-bay slab-type cross-ventilation structure for all households, maximizing lighting and ventilation. Despite being a small size, the exclusive 59㎡ type offers ample storage space such as a dressing room and pantry. The exclusive 84㎡ type enhances product completeness by providing a pantry in the entrance area as well.
The complex will have price competitiveness as it is located in Brain City, where the pre-sale price ceiling system is applied. Future value appreciation is also expected. Brain City is a project to develop an advanced industrial complex, universities, a residential complex of about 15,000 households, commercial facilities, and more on approximately 4.82 million square meters in the Doil-dong area of Pyeongtaek. Notably, the KAIST Pyeongtaek Campus is scheduled to open in 2029, and in connection with the Samsung Electronics Pyeongtaek Campus, the world’s largest semiconductor production line located nearby, it is expected to become a leading semiconductor cluster in the metropolitan area. Additionally, Ajou University Pyeongtaek Hospital, equipped with advanced facilities such as robotics and artificial intelligence (AI) and with more than 500 beds, is scheduled to open in 2030, along with a research and development (R&D) center.
There are also transportation benefits. Pyeongtaek Jije Station, located near the complex, currently serves the Seoul Metropolitan Subway Line 1 and SRT, providing excellent access to Seoul. The Suwon-origin KTX is scheduled to open in 2025, and extensions of the metropolitan area express railway (GTX) lines A and C are currently being promoted, so Pyeongtaek Jije Station is expected to become a major transportation hub representing southern Gyeonggi Province.
Pyeongtaek Brain City Sujain also offers excellent residential conditions. Kindergarten and elementary school sites are adjacent, and middle and high schools will be newly established within Brain City, providing a superior educational environment. Infrastructure expansion is expected around the Brain City central commercial district (planned), and large marts and convenience facilities such as E-Mart Pyeongtaek, Homeplus Songtan, and Costco (planned) can be conveniently used.

We plan to present the best products tailored to the needs of actual buyers in Pyeongtaek as well.” He added, “Since Pyeongtaek Brain City Sujain will be supplied at the most reasonable price within Pyeongtaek, a lot of interest is expected.”
