Rental Houses for US Military in Pyeongtaek Area... 'The Platinum Sky Heron' Scheduled for Sale

The area around Pyeongtaek City, where about 70% of the U.S. Forces Korea are stationed, is establishing itself as a popular region for 'rental houses.' One advantage is that the rent payments are made by the U.S. Department of Defense, ensuring stability, and since the rent or annual fees are paid in lump sums, there is no concern about non-payment. Additionally, under the Status of Forces Agreement (SOFA) between Korea and the U.S., stable rental income can be generated without vacancies until 2060.


U.S. military rental houses lease homes to Americans residing in Korea, including U.S. military personnel stationed at U.S. bases in Korea, their families, and civilian employees. Regulations require that 60% of military personnel live off-base, and 100% of military families and civilian employees must reside off-base.


Due to the nature of military units, personnel must typically return to base within 30 minutes in emergencies, so areas near Pyeongtaek Station close to the Pyeongtaek U.S. military base and around Songtan Station near Osan Air Base are considered the biggest beneficiaries.


An industry insider stated, “There is a separate company that manages and handles the rent for U.S. military rental houses, and since the rent is calculated reflecting inflation, stable long-term high returns can be expected. Recently, the rapidly developing Pyeongtaek Station area, which is experiencing a surge in development benefits, is emerging as a promising investment destination for U.S. military rental houses.”


Ssangyong Construction plans to officially launch sales in November for the landmark project ‘The Platinum Sky Heron’ in the Tongbok 2 District (Tongbok-dong area) near Pyeongtaek Station. The project will form a skyline reaching up to 49 floors above ground and consist of 784 units ranging from 84㎡ to 134㎡ (including penthouse types) and 50 officetel units sized between 113㎡ and 118㎡.


The complex will introduce luxury hotel-grade concierge services such as Korea’s first secretary service, breakfast delivery, and on-site car washing, providing a high-end residential environment preferred by U.S. military officers and others.


The Pyeongtaek Station area, known as the ‘Yongsan of Pyeongtaek,’ is currently undergoing major projects including the highly anticipated high-rise landmark ‘Tongbok 2 District’ development, Pyeongtaek 1 District redevelopment with hotels, officetels, and over 1,800 residential units, Hapjeong Jugong 1 and 2 complex reconstruction, the creation of a 12,000㎡ multi-cultural plaza (scheduled for completion in 2026), and the Noeul Ecological Cultural Park, roughly the size of 42 soccer fields (scheduled for completion in 2024).


The site is within walking distance to Pyeongtaek Station, and notably, Pyeongtaek Jije Station, just one stop away, currently serves Line 1 and the SRT, with the Suwon-origin KTX scheduled to open in 2025. Furthermore, with the confirmed extension of the GTX A and C lines, it is expected that travel from Pyeongtaek to Seoul Gangnam will be possible within 30 minutes in the future.


Abundant living infrastructure is easily accessible, including Tongbok Market right in front, the central commercial district around Pyeongtaek Station, AK Plaza, CGV, and Rodeo Street. Nearby educational facilities include Seongdong Kindergarten, Pyeongtaek Jungang Elementary School, Hangwang Middle and High Schools, the Municipal Vision Library, on-site daycare centers and libraries, as well as academy districts in Bijeon-dong and Hapjeong-dong.


A sales representative said, “Recently, inquiries about investing in U.S. military rental houses, which offer stable returns, have been increasing. As a rare residential product even within Pyeongtaek, it is expected to gain great popularity.”
