Elderly Welfare Center to Be Built Within Complex
The area around 754 Mia-dong, Gangbuk-gu, Seoul, where a transit-oriented housing redevelopment project is underway, has been designated as a maintenance zone. The supply of a total of 661 households (including 190 long-term lease housing units) is expected to gain momentum.
Seoul City held the 15th Urban Planning Committee meeting on the 6th and passed an agenda with these details.

The target site covers an area of 17,716㎡ (15,135㎡ for multi-family housing lots) and is located within 350 meters of Samyang Sageori Station on the Ui-Sinseol Line, making it a transit-oriented location. The area had poor residential conditions, with 95% of buildings being old or substandard and 57% of buildings over 30 years old.
With this designation as a maintenance zone, a total of 661 households (including 239 public rental housing units) will be constructed in the area. Among them, 190 units will be supplied as transit-oriented long-term lease housing.
On the west side of the site along Samyang-ro, retail and neighborhood living facilities will be arranged to activate the street. A small park-style public space will be created to secure open space, and a senior welfare center (with a total floor area of 657㎡) will be newly built within the complex to strengthen senior welfare and local community functions.
The width of Samyang-ro 46-gil on the south side of the complex will be expanded from the existing 6 meters to 9 meters to improve traffic conditions, and a sidewalk-type front public space (3 to 4 meters wide) will be created along the road at the boundary of the zone to enhance the pedestrian environment.
A Seoul city official stated, “With the establishment of the redevelopment plan and designation of the maintenance zone for the Samyang Sageori transit-oriented long-term lease housing redevelopment project, we will improve the residential environment considering local characteristics and supply high-quality long-term lease housing. Through this, we aim to contribute to the stability of housing for ordinary citizens.”
