The Prestier Xi Apartments in Byeollyang-dong, Gwacheon-si, Gyeonggi-do, which were offered for sale in early October, have recently been completely sold out in both the official contracts and the contracts with preliminary winners. This apartment complex, rebuilt from Gwacheon Jugong Complex 4, consists of a large complex with a total of 1,445 households, of which 287 units with exclusive areas ranging from 49 to 99㎡ were available for general sale, excluding the union member quota.
GS Construction announced on the 4th that the Prestier Xi Apartments completed 100% of contracts on the 2nd (Saturday). Most contracts were completed during the official contract period from October 28 (Monday) to 30 (Wednesday), and the remaining units from disqualified applicants were all sold during the contract period for preliminary winners held on the 2nd.
It was found that 90% of the contract holders were residents of Gwacheon, indicating a high demand for switching homes. In other words, 9 out of 10 contract holders were Gwacheon residents.
Earlier, as a result of the first-priority subscription on October 8, 10,093 applicants applied for 172 units (excluding special supply), resulting in an average competition rate of 58.68 to 1, closing all types. The average winning score was 63.48 points, which is higher than the average winning score (63.1 points) of apartments offered in Seoul in the second half of this year.
However, before the subscription, opinions were divided regarding Prestier Xi. The sale price of 62.76 million KRW per 3.3㎡ was higher than that of Gangnam in Seoul, even though it is in Gwacheon, leading some to predict failure, while others argued that since it is the best location in Gwacheon, such a price would not significantly hinder sales. The result showed that consumers gave higher scores to the location, product, and brand than to the high sale price of Prestier Xi.
Kim Dong-jun, the union head of Gwacheon Jugong Complex 4, said, “If we look only at the sale price, it is the highest ever in Gyeonggi-do and even higher than recently sold apartments in Seoul’s Gangnam area, so it was indeed a burden. However, based on thorough market and regional analysis, we were confident of successful sales because we equipped the complex with superior layouts and products compared to any apartment in Gangnam.”
Kim analyzed, “There is little supply left in the preferred residential area of the old town in Gwacheon, and the next complex to be sold after Prestier Xi is estimated to be around 2026. Also, with recent significant increases in Gwacheon’s housing and rental prices, Gwacheon residents who thought now was the right time to switch homes or buy their own homes took out their saved subscription accounts in large numbers.”

He also said, “Prestier Xi, located in the best location in Gwacheon, has many features that residents can take pride in, and by around October 2027, when residents move in, it will become a landmark apartment representing Gwacheon.”
A representative feature is the ‘Sky Bridge.’ Prestier Xi is the first apartment in Gwacheon to install a sky bridge. On the top floor, the 35th floor, the sky bridge connecting two buildings includes a guest house and a sky lounge, offering an open view where residents can enjoy leisure time while looking at Gwanaksan and Cheonggyesan Mountains.
Prestier Xi is also the first apartment in Gwacheon to have a 25-meter swimming pool with four lanes. The swimming pool, considered a benchmark for luxury apartments, allows residents to spend leisure time without going far and naturally provides swimming education for children, making it one of the popular community facilities among residents.
The ceiling height is also the highest in Gwacheon. The ceiling height of Prestier Xi is 2.5 meters for all units, and including the tray ceiling, it exceeds 2.6 meters. This is 20 cm higher than the 2.3 meters of other existing apartments. Higher ceilings greatly improve the sense of openness felt by residents and increase the perceived area. With higher ceilings, window sizes can also be increased, improving sunlight and ventilation.
Space and facilities for breakfast service will also be provided. Using the breakfast service means residents do not have to spend time and effort preparing food early in the morning, visiting restaurants, deciding menus, or cleaning up after meals. Amid rising dining prices, it is also an advantage to have a quality meal at a relatively affordable price.
Kim said, “We have currently signed a business agreement with the global food company ‘Ourhome,’” adding, “Whether the breakfast service will continue will be decided through the residents’ representative meeting.”
In addition, most floor plans, including the 49㎡ exclusive area, are configured with four bays, and there will be private storage rooms for each household in the basement, high pilotis for all buildings, and a large plaza exceeding the size of an international standard soccer field in the center of the complex.
