Penthouse Full Cash Buyer Jang Yoon-jung Also Purchases Small Building in Itaewon After Two Months

Estimated Loan of 2.5 Billion Won... Basement 1 Floor to Ground 2 Floors Scale

Singer Jang Yoon-jung purchased a small building in Itaewon-dong, Yongsan-gu, Seoul for 4.15 billion KRW. This came just two months after she bought the penthouse at 'Apeke Hangang' in Seobinggo-dong for 12 billion KRW in full cash payment last April.

According to Herald Economy on the 3rd, Jang Yoon-jung acquired a building spanning from basement level 1 to the 2nd floor in the Noksapyeong-daero area of Itaewon in June this year under her personal name for 4.15 billion KRW. The real estate industry estimates the current asking price of this building to be around 120 million to 130 million KRW per 3.3㎡.

There is a mortgage lien with a maximum claim amount of 3 billion KRW on the property. Considering that the maximum claim amount is usually set at 120% of the loan amount, it appears that she borrowed about 2.5 billion KRW to purchase the building.

The building was completed in 1975 and has a land area of 152㎡ (approximately 46 pyeong) and a total floor area of 152.34㎡ (approximately 46 pyeong). The land price is about 90.26 million KRW per 3.3㎡. It is classified as a Type 1 neighborhood living facility built in a Type 2 general residential area, with all three floors used for retail purposes.

It is located between Noksapyeong Station and Itaewon Station on Seoul Subway Line 6, near the Yongsan-gu Office building, and Yongsan Park is within walking distance. Behind the building are Itaewon Market and the Vietnam Quy Nhon Street, a tourist-specialized street. It is also close to the Apeke Hangang property purchased by Jang Yoon-jung and her spouse.

Jang Yoon-jung purchased the building at about 90.26 million KRW per 3.3㎡ of land, but looking at nearby transaction cases, a three-story building located 300 meters away was sold in May at about 114.83 million KRW per 3.3㎡ of land.

Meanwhile, the couple Jang Yoon-jung and Do Kyung-wan attracted attention last April by purchasing the penthouse unit at Apeke Hangang in Seobinggo-dong, Yongsan-gu, Seoul, with full cash payment. The unit has a duplex structure with an exclusive area of 273.98㎡ and a sale price of about 12 billion KRW.
