Daegu Housing Market Awakens, Supply Drops and Prices Surge Next Year
Significant Development Expected in Southwest Area Following New Office Relocation
As the apartment market nationwide revives, both supply and demand are in a wait-and-see mode, with transactions gaining momentum and real demand buyers showing increased interest.
According to the Ministry of Land, Infrastructure and Transport and Daegu City, the number of unsold units, which was 10,070 households as of July, has decreased to around 8,000 households this month, marking a decline for three consecutive months.
In the first half of this year, apartment sales in Daegu totaled 12,312 transactions, a 14.6% increase compared to the same period last year. In particular, the transaction volumes in Nam-gu and Seo-gu increased by 35.55% and 31.85%, respectively.
Last year, Daegu experienced a flood of supply followed by a severe drought in transactions, but real demand buyers who had been holding back due to the sluggish real estate market now consider purchasing as they believe the pre-sale prices have hit the bottom.
On the other hand, new move-ins over the next two years are expected to decrease to about half of the current level. A survey of new apartment move-ins in Daegu for 2025 shows 9,110 households (including public, private, and rental apartments), down 39.8% from this year's 15,144 households. This is the smallest number of move-ins in 16 years since 8,183 households in 2009.
Starting next year, 'Zero Energy Building (ZEB)' certification for carbon neutrality will be introduced for private apartments as well, which is expected to impact the rise in new pre-sale prices.
According to an analysis by the Korea Research Institute for Construction Industry, constructing multi-family housing as zero energy buildings increases construction costs by up to 8% compared to the standard construction cost ceiling.
Additionally, the prolonged high interest rates and rising construction material prices are expected to steepen the upward trend in pre-sale prices, prompting real demand buyers preparing to purchase homes to turn their attention to the remaining units. Amid this, interest in large-scale new apartments is rising due to location, product quality, and future value.
'Daemyeong Xi Grand City' has improved lighting and ventilation efficiency by arranging the complex mainly facing south, which is highly preferred by consumers.
Comprising a total of 2,023 households, this complex is designed as a car-free zone on the ground level, with all vehicle access connected underground. The association explained that this design ensures residents' safety through controlled access and vehicle management, and maximizes comfort by applying a high landscaping ratio of about 25% of the entire apartment area.
As summer heat intensifies, landscaping-specialized complexes with abundant green space are recognized as steady sellers in the pre-sale market, significantly influencing residential choices.
The transportation conditions are excellent, with Daegu Subway Line 2's Ban-gogae Station and Daegu Urban Railway Line 3's Namsan Station nearby, offering a double station area, along with well-established educational and living infrastructure.
Educational conditions are also favorable. The location allows walking access to schools of all levels, including Seongnam Elementary School, and various living infrastructures are established nearby. Convenience facilities such as department stores, large marts, and general hospitals are available, and Duryu Park, equipped with exercise facilities, is located near the complex, boasting a pleasant residential environment.
Furthermore, with the construction of the new Daegu City Hall building scheduled for 2030, surrounding infrastructure is rapidly expanding, earning high marks as a new residential hub in Daegu. This complex will be developed as a mammoth-scale large complex rarely seen in the region, located in Seongdang-dong, Dalseo-gu, consisting of 17 buildings from two basement floors to 34 floors above ground, with a total of 2,023 households.
After the previous association chairman stepped down and the project was on the brink of collapse, the newly appointed chairman, Lee Daeryong, said, "Our success lies in conducting the project with smooth communication and transparency with the association members," adding, "I will approach the project with sincerity and dedication to reasonably convey and represent the members' intentions."
The 'Daemyeong Xi Grand City' model house is located in Duryu-dong, Dalseo-gu, Daegu, and move-in is scheduled for April 2026.
