Dobong-dong Moa Housing in Dobong-gu Passes Seoul City Integrated Review for the First Time!

Dobong-dong 625-80 Area Moa Housing Integrated Review Passed
Building Regulations Relaxed Including Floor Limit Increase (7 Floors → 18 Floors) and Floor Area Ratio Increase (200% → 250%)
Moa Housing Units Increased from 83 to 189, with 106 Additional Units Planned for Supply by 2027

Dobong-gu (Mayor Oh Eon-seok) announced that the Moa Housing (Street Housing Maintenance Project) in the area of 625-80 Dobong-dong passed the 16th Seoul Small-scale Housing Maintenance Integrated Review Subcommittee held on October 24.

The project site is an old low-rise residential area located near Dobong Station and Seoul Northern Legal Town. It was designated as the Dobong 3rd District Redevelopment Maintenance Zone and approved for association establishment in 2007, but the project stalled, leading to the dissolution of the association in 2014 and the cancellation of the maintenance zone in 2016.

Subsequently, in 2021, residents changed the project type from redevelopment to Moa Housing (Street Housing Maintenance Project) for faster housing maintenance, received approval for association establishment, and this time, the Dobong-gu Moa Housing (Street Housing Maintenance Project) became the first to pass the Seoul City integrated review, giving great momentum to the project.

According to the architectural plan, the project site will have four buildings ranging from two basement floors to 18 floors above ground. The 'Moa Housing Project Implementation Plan Standards' will be applied, including floor height relaxation within the second general residential area (from 7 floors or less to 18 floors), floor area ratio relaxation (from 200% to 250%) due to installation of maintenance infrastructure and construction of rental housing, supplying 189 households (including 25 rental units), an increase of 106 households from the existing 83.

Oh Eon-seok, Mayor of Dobong-gu, said, “The Moa Housing (Street Housing Maintenance Project) in the area of 625-80 Dobong-dong is the first in Dobong-gu to pass the Seoul City integrated review, and I believe it will have a positive impact on other districts as well. We will spare no administrative support for housing maintenance projects to create a pleasant residential environment and promote regional development.”
