Increased Preference for Small and Medium-Sized Homes... 84㎡ Single Housing Type 'ePyeonhansesang Naepo First Dream'

As the housing market gains momentum this year with more applicants than last year, the preference for small and medium-sized housing types has increased, leading to heightened interest in newly supplied small and medium-sized complexes.


According to data from Real Estate 114, the number of applicants up to October this year reached 1,237,053, surpassing last year's total of 1,122,343 applicants. Compared to 853,059 applicants during the same period last year, this represents an approximately 45% increase.


Comparing the proportion of applicants by area type for the same period last year (January to October), the figures are as follows: ▲exclusive area 60㎡ or less increased from 18.23% to 30.54% (155,515 → 377,761 applicants), ▲exclusive area 60~85㎡ increased from 52.42% to 57.54% (447,137 → 711,816 applicants), and ▲exclusive area over 85㎡ decreased from 29.35% to 11.92% (250,407 → 147,476 applicants). This shows a significant decline in the proportion of applicants for large housing types and a substantial increase in small and medium-sized applicants.


The apartment price increase rate showed a similar trend to the applicant ratio. This year, the nationwide apartment price per 3.3㎡ rose by 1% (20.89 million → 21.10 million KRW), with ▲small-sized apartments increasing by 1.18% (18.40 million → 18.62 million KRW), ▲small and medium-sized apartments by 1.27% (20.28 million → 20.54 million KRW), and ▲large-sized apartments by 0.62% (23.98 million → 24.13 million KRW), indicating that small and medium-sized apartments had the highest price increase rate.


An industry expert stated, “The increase in the proportion of small and medium-sized applicants is believed to be due to the housing market’s vitality this year, with real demand applicants mainly seeking to purchase homes.” They added, “Additionally, with declining birth rates and a continuous decrease in household members, the preference for small and medium-sized housing types is expected to rise further.”
