Umi Construction will open the model house for 'Osan Segyo Umi-rin Central City,' the largest complex in Osan Segyo 2 District, on the 25th and begin sales.
Osan Segyo Umi-rin Central City is located in A-14 block of Osan Segyo 2 District, consisting of 11 buildings ranging from 3 basement floors to a maximum of 25 floors above ground, with a total of 1,532 units of exclusive areas 59, 72, and 84㎡. It is composed of small to medium-sized units preferred by buyers, with the number of units by type as follows: △59㎡A 244 units △59㎡B 292 units △59㎡C 268 units △59㎡D 100 units △72㎡ 257 units △84㎡ 371 units.
Osan Segyo Umi-rin Central City is adjacent to Segyo 3 District, which was designated as a new housing site candidate by the government in November last year. Once Segyo 3 District is developed, the Osan Segyo area, including the existing 1 and 2 Districts, will become a large-scale new town with about 66,000 households and 150,000 residents. The government plans to develop this area as a 'self-sufficient Connect City' with enhanced support functions for the semiconductor industry.
There are various development benefits around the complex. First, Osan Station on Line 1, which is adjacent to Segyo 2 District, is planned to be extended by the GTX-C line, and the Osan Station Transfer Center with a terminal is nearby. The Dongtan Urban Railway (Dongtan Tram) is planned at Osan Station, and the extension of the Bundang Line and KTX stops from Suwon, included in the 4th National Railroad Network Plan, are also being promoted, making the transportation environment more convenient.
In front of Osan Segyo Umi-rin Central City, Marucho (tentative name, planned) and a high school site (planned) are scheduled. There is a planned neighborhood park site right next to the complex, promising a pleasant residential environment. Residents can conveniently use the infrastructure of Osan city center, including E-Mart and Lotte Mart. It is also easy to access National Road No. 1 and Osan IC on the Gyeongbu Expressway, providing a dense wide-area road network connecting to Seoul and the metropolitan area.
The complex features differentiated designs suitable for a large-scale complex. The layout is mainly south-facing with wide distances between buildings, and various landscaping elements have been introduced throughout the complex to enhance comfort. All units have a 4-bay slab-type cross-ventilation structure, with corridor entrance pantries and dressing rooms to increase space utilization and storage. Cutting-edge systems such as an air-clean system and smart home IoT (Internet of Things) will be applied. Additionally, community facilities such as an indoor gym, golf practice range, and fitness center will be established.
