No Residency Requirement, Transfer of Pre-sale Rights Allowed Before First Installment Payment... Popular Among Investors
The real estate market in Cheoin-gu, Yongin is gaining popularity. This is due to its location as a hinterland for the Yongin Semiconductor Cluster, the opening of the Guri~Anseong section of the Seoul-Sejong Expressway by the end of this year, and the active discussions on the construction of a private expressway connecting Mohyeon-eup with Uiwang and Gwangju, among other metropolitan transportation network benefits.
The core of Yongin's metropolitan transportation network expansion is the 128 km-long expressway connecting Seoul and Sejong. The route starts from Namguri and passes through Seohanam, Yongin, Anseong, and Sejong. It runs north-south through the middle area between the Gyeongbu Expressway and the Jungbu Expressway.
The 72 km section of the Seoul-Sejong Expressway connecting Guri, Yongin, and Anseong is scheduled to open in December this year, with the Bukyongin IC to be installed in Mohyeon. By the end of 2025, the Namyongin IC will open in Wonsam-myeon in line with the completion of the Anseong~Sejong section (56 km). Following that, the Dongyongin IC in Songmun-ri, Yangji-myeon is expected to open by the end of 2028. With three ICs established in the Yongin section of the Seoul-Sejong Expressway, accessibility to the expressway is expected to improve significantly. The Seoul-Sejong Expressway will naturally connect with the Namguri~Uijeongbu~Pocheon road, expanding into the Pocheon-Sejong Expressway, making access from southern areas such as Gwangjin, Jungnang, Songpa, and Gangdong districts in Seoul much easier.
Yongin City is also promoting the construction of a private expressway connecting Mohyeon-eup with Uiwang and Gwangju. The total length of this expressway, currently undergoing environmental impact assessment, is 32 km. Plans include installing the ‘Mohyeon IC’ near National Road No. 43 passing through Neungwon-ri, Mohyeon-eup, and linking it with the Seoul-Sejong Expressway. Once completed, Mohyeon-eup will have convenient access eastward to Wonju~Gangneung via the ‘Second Yeongdong Expressway’ from Gwangju City, and westward to Anyang~Incheon Airport via the ‘Second Gyeongin Expressway’ from Uiwang City. This will greatly enhance transportation convenience.
The Yongin real estate market, the biggest beneficiary ahead of the opening of the Seoul-Sejong Expressway, is heating up. In particular, some remaining unsold units of national average-priced apartments in the 400 million KRW range, which are about 120 million KRW cheaper than the regional average sale price, are attracting attention from both actual buyers and investors.
In Yongin City, the average monthly sale price from January to July 2024 has remained around 610 million KRW. According to Cheongyak Home, the sale price for the ‘Yongin Dunjeon Station Epyt’ with an exclusive area of 84㎡ is 488 million KRW, approximately 122 million KRW lower than the average sale price in Yongin.
Yongin City has been a region with steady new apartment supply in Gyeonggi Province due to the halo effect from the semiconductor cluster development. In particular, the large-scale apartment complex ‘Yongin Dunjeon Station Epyt,’ consisting of 1,275 units supplied by HL D&I Hanla, completed its official contracts last month and is currently conducting first-come, first-served sales for some remaining unsold units.
HL D&I Hanla Co., Ltd. changed the apartment brand from ‘Hanla Vivaldi’ to ‘Epyt’ and launched ‘Yongin Dunjeon Station Epyt’ as the first in the Yongin area. Except for some units, all types were sold out within the ranking.
The units available for first-come, first-served sales are not unsold due to defects. They became available due to disqualified winners in popular types with high subscription competition rates. Moreover, there is no obligation for actual residence, and resale of the pre-sale rights is possible before the first installment of the intermediate payment, so some types are expected to sell out quickly.
Once Jungno 1-49 Line, which passes in front of the ‘Yongin Dunjeon Station Epyt’ complex, opens, access to Yongin IC will greatly improve, facilitating entry to the Yeongdong Expressway and the Metropolitan Area 2nd Ring Expressway. The complex is close to the planned Bukyongin IC on the Seoul-Sejong Expressway, Pogok IC on the Metropolitan Area 2nd Ring Expressway, and the upcoming Geumeo IC on Local Road No. 57 (Yongin~Pogok). With these ICs within 3 km of the complex, it is considered the biggest beneficiary of the metropolitan transportation network. Additionally, a metropolitan bus stop nearby provides good public transportation access to Seoul.
‘Yongin Dunjeon Station Epyt’ is a large complex with 1,275 units across 13 buildings, ranging from 3 basement floors to a maximum of 29 floors above ground, and will be developed as a landmark apartment complex in Yongin, a semiconductor city. It will include various community facilities, resident convenience facilities, and commercial facilities, leveraging the advantages of a large-scale complex. Move-in is scheduled for July 2027.

Besides the expressway network, various transportation networks are available. It is located in a station area within walking distance of the Everline light rail Dunjeon Station. Using the light rail line, it takes about 20 minutes to reach Giheung Station (transfer) on the Suin-Bundang subway line, from where residents can easily access Seoul Gangnam and Gyeonggi Bundang and Pangyo areas via the Bundang Line.
Using Local Road No. 57, the Yongin Semiconductor Cluster general industrial complex in Wonsam-myeon, led by SK Hynix, and the advanced system semiconductor national industrial complex in I-dong and Namsa-eup, led by Samsung Electronics and exempted from preliminary feasibility study on National Road No. 45, are connected.
Furthermore, Yongin City is actively promoting the extension of the Gyeonggang Line connecting Gyeonggi Gwangju Station and Namsa Station, which is expected to further improve metropolitan accessibility.
First-come, first-served contracts for some remaining unsold units of ‘Yongin Dunjeon Station Epyt’ are currently underway at the model house located in Dongcheon-dong, Suji-gu, Yongin City, Gyeonggi Province.
